Shifting gear to income growth as property moves past peak uncertainty - Knight Frank By Knight Frank Australia Chief Economist Ben Burston. Clouded by multiple uncertainties since early 2022, property investment has been stuck in the slow lane. For some time, investors have been asking the same questions: How long would inflation persist? How high would interest rates rise? To what extent would asset values need to adjust? After over two years, these remain important questions, but from a global perspective the degree of urgency has been dialled down as the answers are increasingly known and where uncertainty still persists, it has fallen back within a more normal range. Inflation is subsiding, albeit after a few bumps in the road. Interest rates have peaked in the major economies and begun to retrace in Europe and Canada. And after a substantial adjustment, capital values have stabilised and in some cases returned to growth. Job nearly done In Australia, progression on these key questions has been slower and attention is still focussed on sticky inflation in service industries and the related risk of further rate hikes. Reflecting this, sentiment in property markets is improving and prime yields have largely stabilised across all sectors, including in offices where the uncertainty and lack of liquidity has been most acute. The Colliers NSW Office Leasing team is maintaining significant momentum in 2024. By the end of H1 2024, our NSW team completed 141 transactions, with 86% of these for fitted space, marking a 17% increase from 2023. While the sub-500sqm market remains the most active, there has been an increase in larger transactions compared to 2023.   Jock Gilchrist, Head of Office Leasing NSW, highlights this trend in the CBD market, explaining, "Sub-500sqm tenants and the B-grade sector, are most active, and we have seen an increasing number of larger transactions finalised compared to H1 2023.”   The Sydney West team have been involved in a number of B grade repositioning strategies over the past 12 months. H1 2024 saw a number of these strategies delivered and the positive impact of each clearly depicted from the demand in inspecting tenants and deal volumes.   North Sydney continues to observe robust tenant demand for A-grade stock, evidenced by a 21% increase in these transactions' year-on-year as of the end of H1.   Our office leasing experts expect this strong momentum to continue through the second half of the year and beyond. #ExpertsChooseExperts #OfficeLeasing #Australia #Colliers

Housing Affordability Plummets to its lowest point in almost Three decades - Real Estate Institute of Australia Over the June quarter 2024, housing affordability in Australia declined to the lowest point since REIA monitoring began in 1996. REIA President, Leanne Pilkington said the analysis from REIA’s latest Housing Affordability Report shows the average loan repayment now amounts to 48.1% of the median family income, 1.3 percentage points more than last quarter. “The report highlights the impact interest rate increases and rising inflation have had on Australians in regards to both rent and home ownership.” Ms Pilkington said that while Victoria saw a marginal improvement, and small improvements were also seen in the Northern Territory and the Australian Capital Territory, housing affordability declined in all other states. Where can you find #affordable homes in Australia? Real estate group PRD Real Estate latest Affordable and Liveable #Property Guide has revealed where house and unit buyers can stretch their budgets the furthest in Sydney, Melbourne, Brisbane, and Hobart. An ‘affordable’ suburb was defined as a suburb that has a lower median house/unit price compared to the relevant metro area. Brisbane was the top city for affordable units, with 60.3% of its suburbs meeting this classification. Melbourne came in second, with 47.3% of its unit suburbs deemed affordable with a median price of $610,000 – lower than Brisbane’s $730,000. Hobart followed closely with 45.9%, while Sydney trailed at 41.4% with a median unit price of $850,000. When it comes to houses, Hobart was the clear winner, with 40.4% of its suburbs affordable, compared to Sydney’s low of 12.1%. PRD chief economist Dr Diaswati (Asti) Mardiasmo said the shift towards purchasing units was “inevitable” given that nearly half of unit markets (48.7%) remain affordable across these four capital cities, compared to just 29.2% for houses.
