Whereas, the LESSOR being the absolute owner and in possession of having full authority to Apartment
5B, Rani’s Samaj Bhaban, House No. 10, Road No. 10, Block-H, Banani, Dhaka , hereby leases the
premises mentioned and the LESSEE has agreed to take on lease the aforesaid apartment with all its
fittings and fixtures, one car parking, water, sewer, electric and gas connections, hereinafter referred as
the DEMISED PROPERTY” and has agreed to give the DEMESED PROPERTY on lease to the LESSEE for
residential accommodation.

NOW THEREFORE THE LESSOR AND THE LESSEE AGREED TO THE AGREEMENT on the following terms
and conditions:

1. That the tenancy shall be initially for the period of on Two Year (24 months) with effect from 1 st
July 2022 to 30st June 2024 and may be renewed from time to time with mutual consent of both
the House Owner and the Tanant.
2. That the rent payable by the Tenant to the House Owner cash or his Bank Account, in respect of
the said premises, excluding service charges shall be Tk. 100000/- (One Lac Only) per month
which shall be payable on or before 5th day of every succeeding month.
3. That the terms of the lease shall be for a period of two years commencing from the 1 st of June,
2022 till 31 May 2024.
4. That on the expiry of the said terms of this lease, and on the mutual agreement of both parties,
the term of this lease may be extended.
5. That the LESSEE shall pay the rent of the apartment promptly of each month for which rent is
due i.e. the current month positively. Payment will be made in favor of Moktar Hossain or her
representative authorized in writing by the LESSOR by account payee cheque or by cash by the
7th day of the current month.
6. That after the expiry of the terms of the lease the LESSEE shall hand over to the LESSOR the
peaceful vacant possession of the DEMISED PROPERTY intact and in good condition. Before
vacating the house by the LESSEE a joint inspection will be carried out both by the LESSEE and
LESSOR of the house to assess the damage/breakage if any, apart from normal wear and tear
and an estimate will be made, the LESSEE will be obliged either to pay the reasonable amount
for the damage/breakage o r replace the items which shall be of original specification and will
include the labor and fitting charges. The settlement on the issue must be completed before the
LESSEE vacates the apartment to which the LESSOR shall remain obliged to handover a vacation
certificate to the LESSEE.
7. That the LESSEE will pay the monthly service charge in favor of the Management Committee by
account payee cheque or cash within the first week of every current month.
8. That the LESSOR hereby agrees and confirms that the LESSEE shall have the right to modify
refurbish the DEMISED PROPERTY, at his own costs and expenses, in order to install air
conditioning units and electrical appliances and other equipment/units as may be required by
the LESSEE at the DEMISED PROPERTY, with prior written approval of the LESSOR. The LESSEE
shall not carry out any alteration or structural changes to the DEMISED PROPERTY without prior
written consent of the LESSOR.
9. That the LESSEE shall allow the LESSOR or his representative to visit the DEMISED PROPERTY at a
reasonable hour after prior intimation.
10. That the LESSEE shall extend all reasonable facilities and cooperation to any prospective tenants
to inspect the premises and will allow the LESSOR to display notices for renting the premises and
advertise in relevant media from two month prior to the expiry of this lease.
11. That the LESSEE shall pay regularly and punctually the electricity, water including sewerage, gas ,
telephone, cable, TV, internet in full through his Bank or otherwise for which there are meters
or against actual bill for the DEMISE PROPERTY and the consumers’ copies of the paid bills will
be given to the LESSOR . In case of disconnection of electricity, power WASA and gas lines for
non-payment of bills the LESSEE shall bear the cost of restoration of the connections.
12. That the LESSEE will make their own arrangement for telephone. Telephone bills will be paid to
the relevant agency regularly and shall be upto date of handing over the vacant physical
possession of the DEMISED PROPERTY and copy of paid bills to be handed over before vacating
the premises.
13. That the LESSOR hereby accepts all responsibility for payment of any Government or municipal
taxes, levies, duties, fees and other charges of public nature which are or may be assessed on
the premises.
14. That the LESSOR shall ensure that systems of electricity, gas and water are operational. Any
damage caused to any system by the LESSEE shall however be the liability off the LESSEE.
15. That the LESSOR agrees to execute all major repair works of the DEMISED PROPERTY at her own
cost if the necessity arises and the LESSEE shall at all-time keep the DEMISED PROPERTY in good
habitable condition. If there is any loss and damage due to negligence or inadvertence of the
tenant, the LESSEE will compensate for it.
16. That the LESSOR agrees to color wash the interior of the house etc. with good color wash once
every three years.
17. That the lease shall expire on the due date of expiry of the present lease as stipulated in Article
3 of this agreement unless it is renewed for a further period and as such terms and condition as
may be mutually agreed to by written notice given by the LESSEE to the LESSOR three months
before the expiry of the present lease.
18. That the LESSOR/LESSEE will have the liberty to provide a two months’ notice to the
LESSEE/LESSOR to vacat4e the premises within the stipulated period of contract. In the event,
the monthly rent can be adjusted from LESSEE by cash or Account Payee cheque.
19. That if the LESSEE defaults to pay the monthly rent and utility bill as stipulated in this agreement
and in this situation, the LESSORE shall terminate this agreement only with a 30 days eviction
notice.
20. That the Management Committee of the building has set out certain rules for the ultimate
security, safety and convenience of the occupants. The LESSEE agrees to abide by the rules
during the lease period.

In WITHNESS HEREOF the parties have signed this deed on the date, month and year mentioned
herein above accepting the Terms and Conditions thereof.
