Conditional Deed of Sale
WITNESSETH
That the above-named VENDORS are the only surviving and lawful heirs of
CAYETANO VERTUCIO, of Barangay San Agustin II, Naujan, Oriental Mindoro, who
died intestate on ___________;
That, the VENDORS do hereby sell, convey, and transfer in a manner absolute and
irrevocable unto said VENDEE, his heirs and assigns, for and in
consideration
of

(P______________.00) Philippine Currency, a portion with an area of TEN
THOUSAND (10,000) square meters, more or less land taken from the bigger
parcel of land which is described as follows:

A portion of the above-described land, designated as Lot 2018-B
with an area of TWENTY THOUSAND ONE HUNDRED EIGHTY ONE
(20,181) square meters, more or less. Bounded on the North by
Lot 2018; on the South by Lot 2017 Provincial Road; on the East by
Road and on the West by Lot 1166, 2013; as per sketch plan
prepared by Geodetic Engr. __________________ which is made a part
hereof.
That
the
consideration
will
be
paid
in
the
following
manner;

That in case, the remaining balance of _______________ is not paid in full on or before
______________________, the VENDEE shall be given 90 days extension to pay the
price in full. Otherwise, the remaining balance shall be subjected to an interest rate
of 5% per annum, payable monthly from the date of expiration of such extension.
That, however, in the event the VENDOR fails to comply with his obligation, the
purchase price which has been paid shall likewise earn legal interest in favor of the
VENDEE.
That the VENDOR shall give the VENDEE absolute and complete control and
possession of the subject property and allow the introduction of
improvements thereon upon the receipt first payment.
Further, that in the event that the VENDOR should fail or deliberately refuse to
comply with his obligation, the VENDEE shall be reimbursed of the amount of the
purchase price paid, cost of improvements as well as beneficial interests and other
damages that the VENDEE may suffer.
And Finally, VENDEE shall pay unpaid real estate taxes for 2016, capital gains tax,
documentary stamp tax, cost registration.
