🏡 Just starting out in the world of HMO property investing? Here are 5 tips to set you on the right path: 1️⃣ Know your costs inside out before diving in for your purchase or refurb. Ensure you have a complete list of extra costs such as stamp duty, fees and arrangement costs. 2️⃣ Crunch the numbers to ensure a healthy ROI of at least 15%. Always budget for unforeseen expenses (20% on anything over 120k). 3️⃣ Check the Spareroom stats: if there's more than a 3:1 ratio of rooms to tenants, it might not be the ideal time to buy in that area due to oversupply. 4️⃣ Establish your Key Performance Indicators (KPIs) upfront, tracking metrics like predicted vs. actual monthly rental, occupancy rates, advertising costs, maintenance spend, and more. 5️⃣ Keep a close eye on your finances with a monthly Profit and Loss statement, scrutinised either by yourself or your accountant. This level of financial oversight will help you optimise costs and maximise income. We're excited to announced that we have today initiated coverage 🔍 📖 on AEW UK REIT PLC. #AEWU is a UK REIT with a difference: it is highly focused on value investment, acquiring mispriced assets and then maximising income and unlocking capital upside through asset management initiatives. Launched in May 2015, #AEWU has paid dividends of 2p per quarter – the highest gross dividend payment in its peer group, equating to a current dividend yield of 9.2% – for the last 34 consecutive quarters (many peers cut their dividends during the pandemic), and has a proven record of successful exits, with 18 properties sold to date at an avg. premium of 38% to their purchase price. It has a 3-year annualised property total return of 8.9% as at 31-Mar. Managers Laura Elkin and Henry Butt, supported by the resources of AEW, invest in smaller properties, almost wholly (95%+) outside London, in strong commercial locations but with low capital values versus peers.
