🏡 Just starting out in the world of HMO property investing? Here are 5 tips to set you on the right path: 1️⃣ Know your costs inside out before diving in for your purchase or refurb. Ensure you have a complete list of extra costs such as stamp duty, fees and arrangement costs. 2️⃣ Crunch the numbers to ensure a healthy ROI of at least 15%. Always budget for unforeseen expenses (20% on anything over 120k). 3️⃣ Check the Spareroom stats: if there's more than a 3:1 ratio of rooms to tenants, it might not be the ideal time to buy in that area due to oversupply. 4️⃣ Establish your Key Performance Indicators (KPIs) upfront, tracking metrics like predicted vs. actual monthly rental, occupancy rates, advertising costs, maintenance spend, and more. 5️⃣ Keep a close eye on your finances with a monthly Profit and Loss statement, scrutinised either by yourself or your accountant. This level of financial oversight will help you optimise costs and maximise income. What is a HMO? 🤔 A HMO stands for a House in Multiple Occupation; which is where a property is rented out by at least 3 people who are not from one household 🧍♂️🧍🧍♀️ This type of property strategy is regulated and you may need to contact the local council and obtain a license to operate as a HMO 🤝 Always contact the local HMO officer to clarify if you need a license. The valuation of a HMO also differs compared to other property strategies.
