BlockChange Louisville had a minor setback as one of our properties in West Louisville fell out of contract due to an appraisal short fall. We are disappointed for the first-time home buyer whose home ownership journey just got deterred. It is frustrating to see the linger effects of redlining continue to hinder redevelopment in West Louisville. We are trying to promote home ownership one property at a time with intentional community-based redevelopment plans. I plead with Louisville Metro Government to get serious about the blighted properties in West Louisville which are holding back community redevelopment. Craig Greenberg and Pat Mulloy this problem is not going to solve itself without some real energy and emphasis on the vacant and abandoned homes issue. It is nice to see affordable housing projects get funded but West Louisville also needs Home Ownership which will spur additional investment in the community. The time to act is now. I plan to spotlight this issue until there is meaningful action by City officials. I welcome others to support this effort. #BlockchangeLouisville #WestLousiville #Community #Homeownership

"Two years after an ambitious multifamily project was revealed out of a conservatorship dispute, Texas-based Fountain Residential Partners is finally scheduled to present its plans for a 254-unit multifamily development on Fifth Avenue along the Uptown corridor. Materials for the March 19 meeting of the Pittsburgh Planning Commission include a briefing on the new project. Planning agenda materials for the proposal site the project in the Crawford-Roberts neighborhood of the Hill District but the development firm has worked closely with Uptown Partners of Pittsburgh to see the project for a location along Fifth Avenue with the goal of serving as a Transit Oriented Development for the Bus Rapid Transit system under construction to run through the Uptown corridor." NOTE: The Fountain Residential team has not engaged with the DRP, the Hill District's unified and comprehensive community review process. As such, we have been unable to provide community feedback or offer support or guidance on the project. Additionally, the rates of affordability for the development reserve 5% of the housing for 80% of Area Median Income (AMI). Stay tuned for more updates as the development moves forward. Our latest update to the Multifamily Insights series brings two new community plan areas: South LA and Southeast LA! 🏘️ Interesting changes from last week's report: fewer units entitled, more focus on ED1 affordable projects, and a noticeable drop in parking availability. 🔍 Key Takeaways: Only 34% of South LA units have parking, while Southeast LA sits at 27%. Compare that with Wilshire (82%) and Hollywood (73%). 60-70% of all South and Southeast LA units are affordable housing. ED1 applications have been a driving force, making up over half of all approved projects in these areas since 2020.
