📦 Self-Storage: Still a Strong Play in LA Development? Self-storage projects prove they still pencil in LA's real estate market. Take the recently approved project at 21101 Ventura Blvd, for example: 📦 Enhancements to an existing hotel, including the demolition and construction of a new pool 📦 Construction of an adjacent 6-story storage facility featuring 104,430 sq. ft. of warehouse space and 6,774 sq. ft. of office space 📦 Led by Johnson Development Associates, Inc. and Three6ixty Some LA developments are blending self-storage with residential and office spaces, optimizing land use. But LA’s growing housing shortage raises a question: Is self-storage the best use of prime land, or is there a more strategic solution? 💡 What are the steps for submitting an ED1 project to LA City Planning? Here’s a quick breakdown to guide you through the process: 1️⃣ Pre-Application Review (PAR) This is your first step. You’ll submit: - An Application, be it Affordable Housing Referral Form, Redevelopment Form, etc. and - Project Plans for a preliminary review. The goal? To confirm your project meets ED1 guidelines. Core ED1 requirements:: - Project does not require a legislative action (i.e., zone change) - Must be 100% affordable housing - It is not located in an R1 or historic preservation overlay zone (HPOZ) or replacing rent-stabilized (RSO) units. 2️⃣ Administrative Decision (ADM) Once your PAR is approved, it’s time to submit: Final Project Plans At this stage, city planning reviews your complete application. If you’ve followed your PAR recommendations, approvals can be fast—sometimes in just 1 day! Pre-City Planning: Plan Check with LADBS Most applicants complete a plan check with LADBS months before submitting an application to City Planning. This step ensures your project complies with all requirements before finalizing your plans. 🚀 Want to see ED1 project steps yourself? Planning vs. Permits: What's the Difference? 🏗️ We hear this question all the time! Planning entitlements and permits are both key to getting your project approved, but they serve different purposes – and understanding them can make or break your timeline. 🔹 Planning Entitlements – This is the "green light" for your project vision and plan, ensuring your project aligns with the city's zoning and land-use rules. Depending on what is being proposed, you may need to request 'variances' to get your project the green light ✅ 🔹 Permits – These confirm that your project is safe and up to code, allowing you to proceed with construction. While it may seem like you should wait for your planning entitlement before applying, starting the permit process early is often better. Learn why knowing the difference matters and how it impacts project success! Luckily you can access data from both on ATC: https://lnkd.in/gyTgW-V4

Yesterday, 63% of California voters rejected Prop. 33, a rent control measure that would’ve allowed cities more power to cap rent hikes. Opponents argued it would hurt housing supply by discouraging new developments, while supporters claimed it would offer immediate relief to renters facing skyrocketing costs. Could stricter rent control solve the housing crisis, or would it worsen the shortage? Let us know your thoughts! #HousingCrisis #Prop33
