Among the MANY issues with this move, the BIGGEST is nicely summarized by this quote... "It [threatens] to cut off a spate of innovative smaller and midsize residential project surfacing from developers as Ogden continues to grapple with a house shortage." This is the problem with zoning... it takes a butcher knife to the problem, when what is needed is the finesse of a scalpel. What's missing in this rendering of Allen Morris' planned 15-acre project along the Westside Beltline? That's right: No light-rail line. Developers understand that the #AtlantaBeltline's draw is the trail and the human-scaled vibrancy of #greenwayorienteddevelopment. They're investing knowing full-well that Beltline rail won't get around to the west side until the year 2744, if ever. The #Bankhead project is the second major housing announcement in a week along #DonaldHollowellParkway, adding to an affordable residential boom in the area. John Lewis secure planning for 350 flats for rent over their Bromley store after 2 years of planning wrangling and 660 documents submitted. That’s great news. But how on Earth can such bureaucracy be tolerated? Most SME developers, who let’s not forget according to the governments own figures deliver 60% of all new homes don’t have the time, money or resource to carry such a time and administrative burden. Similar bureaucracy and time delays are commonplace on schemes far smaller than this one too with S106, CIL and endless regulation mobilised to frustrate and delay schemes or simply impacting the viability of projects and the delivery of new homes. If we are to get Britain building again something has to be done about this starting at the coalface and working back from there…. Could the ‘grey belt’ be the answer to meet future housing demand in Kent and Medway or are we already ahead of the curve with the likes of Otterpool Park, where half the total area will be retained as open space. Interesting piece here in The Times about how ‘ugly’ parts of the green belt like car parks and former industrial areas could free up space for between 100,000 and 500,000 homes nationwide. Very pleased to have worked with Welbeck Land Limited and Damon Turner for this site which should never ended up at an appeal. The appeal was for 46 new homes, 35% of which will be affordable. First couple of iterations of the scheme chopped off units. Key points about the site: The site was a draft allocation, an extension to an existing development. It has only taken 5 years to get consent. No statutory objections for the latest iteration. This third application was refused at committee in June 2023 despite an officers recommendation to approve and again, no statutory objections. A one day hearing took place last month and permission as attached. Astonishing really that the planning system as know it can hold up such scheme for such a significant amount of time. Lovely to work closely at the appeal with Paul Carnell and vanessa ross and others.
