Ever wonder how early life lessons shape our professional journeys? 🎾🏢 When I was younger, I was a pretty good tennis player; Juniors, not Wimbledon. I dominated the Massachusetts’ high school tennis courts. What I didn’t realize until recently was that I also embarked on my first entrepreneurial venture. See, I was working at the tennis club and learned to string rackets. Investing $500 in a state-of-the-art racket stringing machine turned me into one of the best local racket repair specialists. While every other stringer charged $10, I charged $9, which attracted more clients through volume. Even back then, I was honing my skills as a chief negotiating officer, a role I excel in today. Fast forward to today and those early lessons are still relevant. In the world of NYC Coops & Condos, where budgets are slim, strategic thinking is key. At The Folson Group, we leverage these principles to optimize buildings and reclaim valuable time for board members. Our journey began with our own coop. We overthrew the board and found several areas that could be optimized, saving our building $340,000! This inspired Tina Larsson and me to start The Folson Group, dedicated to helping coop and condo boards in NYC. We use our extensive experience and unique insights to identify and address inefficiencies, ensuring every decision is data-driven and results-oriented. So, what’s the takeaway? Early experiences, no matter how unrelated they may seem, can provide invaluable lessons for your professional life. #RealWorldWednesday 🏈 PICKING AN AGENT🏈 Imagine, as a senior in college, having to choose a person you have never met before to negotiate contracts on your behalf, manage and make recommendations on your finances, and actively market you to organizations around the country. This can not only be intimidating, but extremely confusing as well. Especially while you are trying to focus on your final season of college football and in some cases, with little to no family support. How can you help your guys? Educate them! The NFLPA provides multiple resources to college athletes especially when it comes to agent administration. We asked Mark Levin, Director of Agent Administration for the NFLPA to hop on a zoom call with our draft eligible seniors and talk to them about the following topics: • Handeling phone calls, text messages, phone calls, DM’s, etc. while in season. • Vetting agents and what questions to ask • Player - Agent Relationship • Regulations and Restrictions • Timelines for post season The biggest take away was this: They work for YOU. Therefore, the same way NFL teams and scouts will interview you, you should be interviewing them! If you watched college football this weekend, you got to see the number one team, Alabama, get beaten by an unranked team, Vanderbilt, that most people wrote off as an easy win. Right after that, the number 4 team, Tennessee, lost to the unranked Arkansas Razorbacks. These losses remind us how overconfidence can be detrimental to your success. Remember that Blockbuster ignored Netflix, and Blackberry laughed at the iPhone screen? We all know who's laughing now. It's easy to get caught up in the thrill of success and feel like you're on top of the world, but that very feeling can blind you to the realities around you. When you're too sure of yourself, it's tempting to skip the hard work and learning that got you here in the first place. Staying humble can be your secret weapon and keep you grounded. By keeping an eye on what's happening around you, you open yourself up to new ideas and growth opportunities. It's about striking that balance to celebrate your wins but don't let them make you complacent. Being aware of the competition and the changing landscape means you can adapt, innovate, and keep moving forward. Last Friday was a big day. I attended my first conference in the #NIL space put on by Silver Waves Media and Ryan Silver. An engaged group of ADs, collective leaders, startup builders and coaches spent all day on the future of NIL. Here are my top takeaways: 1. B2B innovation + NIL: Yes, really. B2B + NIL. My LinkedIn brain was whirring while these discussions were happening. Innovative B2B businesses are creating recurring revenue for collectives. Companies like Victory Logistics Ltd. set up a simple model: for every business referred, a % of future bookings goes to the collective. We also heard from a corporate signage company and a broker for small business sales. Real $. Stronger alum engagement. Win/win. 2. College Teams Will Start Behaving like Pro Franchises: Software providers like Dropback (YC W24) basepath and Teamworks highlighted the need to think more like pro franchises: cap management, roster management, the works. It's coming to the college ranks. A great insight from DHR Global: "GM" is the fastest-growing role in college sports. 3. Athletes NEED Great Representation: The entire room had so much love for college sports and the athlete experience. Throughout the day I was struck by the spirit of increased accountability and responsibility everyone in the room carried. Collectives spoke of bad agents misleading kids and families, but they were also honest about empty promise tactics of some collectives committing $ they don’t have. Agents were equally honest: calling out bad practices from peers but demanding accountability from collectives. Overall it was a fantastic day, and I left so enthusiastic about the future of college sports and the confidence that we'll soon be through a tough period into something great. "Judging from the last two cities to host the NFL Draft, Detroit can expect the event to pump tens of millions of dollars into the region’s economy, aided by the city’s location within 300 miles of six other NFL cities." How do you feel about major events like this coming to our state? Here's a couple quick takeaways from the article. 🍕 Mootz Pizzeria + Bar is undergoing a 2,100-square-foot expansion into the space next door to the restaurant on Library Street in downtown Detroit, planning to open just ahead of the draft. Mootz owner Walter Gregorio says "The amount of people coming to the draft will be three or four times more than the biggest event we had in town, so being able to accommodate as many as we can is the goal" 🚧 With an estimated 400,000+ people visiting, Detroit’s Public Works Department and the Downtown Detroit Partnership spent January working on sidewalk repairs, paving improvements, upgrading traffic lights and painting 600 flag poles. They’re upgrading the free Wi-Fi and bandwidth in Campus Martius to accommodate the influx. ✨ When driving into the city from the airport, visitors will be greeted with a 12 foot tall Hollywood style "DETROIT" sign that will be impossible to miss. 🥘 Elias Khalil, co-owner of La Feria + Cata Vino, said the city is being intentional about providing minority-owned businesses the opportunity to reap the benefits. “At the end of the day, the underlying goal is to make sure that the draft benefits small businesses, not just the corporation that’s putting on the event. If we actually reap the benefit of having this event in town, then it helps everyday Detroiters … because minority-owned businesses typically are not at the table, so they’re giving us a shot; we better show up with our best.” 🏀 With all the improvements going on, the city will be poised to win bids for other events with massive economic impacts. Sights are set on the NCAA basketball Final Four games in 2027.

It's a big summer for Duplex Deli. It took a lot to get here, so as our team expands and great partners keep coming we wanted to share a little bit of the perspective on sports that has allowed us to succeed. It goes back to the beginning. For me, it was watching games with my Dad and this intense feeling that sports were cultural and powerful. Watching incredible athletic achievement was great, but what made it matter was a shared bond and something to experience - in joy or legit suffering - together. Playing sports in high school with no aspirations of a college career (due to lack of skill, to be clear) it was that same realization - this matters for the bonds, the bus rides and the community that came to watch my very mediocre self play sports. There is a cultural impact so much larger than wins or losses and if you can capture that, you can create something that transcends the game. There's more people trying to do that now but still just a handful that can get it right. Fast forward a few years from my high school days and Will Kiersky hits me up about VICE starting a sports verticals with that exact cultural frame of reference in mind. I was all in. This was long before the current landscape of off the field sports coverage being en vogue and it took a visionary like Will to figure out how to take something like that and move the market towards it. The deal is done. Yesterday, Ted Leonsis & Monumental Sports & Entertainment announced they were staying in DC after the deal to move to Virginia fell through. The agreement keeps the Washington Wizards & Washington Capitals downtown for another 25 years through 2050. Why is this great for the city? A few reasons: • Helps economic stability • Creates jobs • Improves community engagement • Promotes tourism • Gives the city an identity & boosts morale DC Mayor Muriel Bowser said the city will keep its commitment to invest $500M for a "total transformation" of the arena and downtown. The District will also provide an additional $15M for the company to expand its footprint downtown. In the 14 years since Leonsis has owned the arena, he has invested over $200 million in renovations and upgrades – including: • $120+M in capital expenditures on several arena items • $18M for District E Powered by Ticketmaster and other renovations • $60M investment in new broadcast and production studio • $15M in enhanced staff space for several hundred employees I wrote a piece on why PE was interested in sports a couple of months ago. Part of that was the real estate play. This is major news for DC and Monumental Sports, but I'm fascinated by how this will play out across other teams and sports as well. PE capital will continue to be invested across sports and deals such as this are a major reason why. It's not just about the media deals, diversified revenue, and status.
