Had a great breakfast hosted by Katten Muchin Rosenman LLP and ASAP - The Association of Serviced Apartment Providers to network and discuss whether the #servicedapartment sector is keeping up or catching up with #technology The panel with Stephen Lowy, Harry Fielder, Neil Davies RIBA, Andrey Popov, and Amit Popat gave interesting insights on whats at stake in pursuit of employing the right technologies to improve guest experience, staff recruitment and sustainable operations. Neil pointed out that linking a PMS with a BMS to deliver the best guest experience is where things get interesting, and I'm inclined to agree. One focus in discussions on sustainability in the built environment is the lack of post-occupancy evaluation (POE) and their usefulness in forming a feedback loop for the various sectors involved in construction. I see an opportunity in the near future for serviced apartment and hotel operators to "inadvertently" help to close the POE gap and help the construction industry to design and build (or retrofit!) better buildings - provided they share the data! Well done to the panelists and thank you to the SANG and ASAP teams. #sustainability #hospitality

Q5: “What is the best location for them?” A: In our opinion, it MUST be an intense urban city centre or town centre location. Or perhaps edge of centre. Must be near tube stations, railway stations, bus stations/multiple bus services, shops, restaurants, bars, and employment opportunities. All our schemes fulfil these criteria, and are usually zero parking or occasionally minimal parking. We consider all these things essential, not just for planning and sustainability reasons, but also for the operator in terms of return and market demand. The Greater London Authority has recently adopted the Large-scale purpose-built shared living (LSPBSL) London Plan Guidance (LPG) which provides advice on how to apply London Plan Policy H16 to best meet London’s needs. LSPBSL, also referred to as co-living, is a type of non-self-contained housing that is generally made up of at least 50 private individual rooms and communal spaces, and facilities. The LPG sets out further detail on siting and developing such housing, including balancing it with other housing types. It provides space and facilities benchmarks and good practice advice to help ensure these developments are designed and managed to be of good quality, safe and inclusive and integrated into their neighbourhood. Service charge budget creation and management across our developments. Setting service charges in line with the landlord’s vision is the most important factor for servicing the scheme and delivering exceptional experiences and environments for the residents. Our approach is tailored to the unique needs and environments of each development, ensuring that our consultancy and services are bespoke and effective. For all of our existing live developments, we have introduced a customer-centric approach to service charge communication, providing transparency through comprehensive service charge packs. This initiative has received widespread appreciation from our clients, resulting in fewer service charge queries and excellent resident feedback. One Crown Place The main cost driver for this mixed-use development is largely allocated to Estate Contributions followed by Private Residential Facilities and Building Staff Costs to ensure that the communal areas are well-managed and serviced. PRINCIPAL TOWER With a combination of residential, retail, and commercial spaces, the largest sum of the service charge is allocated towards Building staff costs followed by utilities and then insurance. This budget supports the seamless operation of the diverse spaces within the development. Thames City As a residential development, consisting of luxury apartments and high-quality amenities, a huge portion of our service charge is allocated to resident amenities in addition to our usual focused costs on Staffing, Security and Utilities for a premium living experience. Historically-speaking, planners and policy makers have concluded that ground-floor residences "in office-dominant downtown environments" was simply against "sound planning principles and diminishes pedestrian comfort."
