National Housing Day: A Time for Reflection and Action Today, as we mark National Housing Day, I’m proud to reflect on the role Greenwin Corp. has played—and continues to play—in shaping the housing landscape in Canada. Housing is so much more than four walls and a roof; it’s the foundation for thriving communities, healthy families, and meaningful opportunities. At Greenwin Corp., this belief is woven into our DNA. As a 4th generation family member to work at this company, I’ve seen firsthand how this commitment has evolved over decades, growing stronger with every new initiative and partnership. From the 10,000+ homes we’ve built to the 20,000 rental units we manage, and now with a pipeline of 7,500 purpose-built rentals, Greenwin Corp. impact is far-reaching. I’m especially proud of the inclusion of affordable housing and community-focused amenities in so many of our projects. These aren’t just buildings—they’re opportunities for connection and transformation, built in partnership with incredible non-profits and organizations. For me, working as Greenwin Corp.'s Director of Affordable Housing and CSR is not just a role but a personal mission to ensure that housing remains accessible and equitable for all. Today is a reminder that the work we do in housing changes lives, strengthens neighbourhoods, and helps shape the Canada we all aspire to build. 🏚️ Time for Radical Changes in Hamilton's Housing Strategy 🌍 Affordable housing in Greater Toronto and Hamilton has reached its breaking point, and Hamilton's current efforts to address the affordable housing crisis, including the new funding allocation system, fall significantly short of the transformative change required. With thousands on waiting lists and many more facing homelessness, incremental updates to our housing policy are not enough. We need a comprehensive overhaul—bolder, faster, and more innovative approaches to urban planning and housing development. It’s crucial to rethink how we utilize land, streamline development processes, and truly prioritize the needs of our community's most vulnerable. 🗣️ Let's Demand More Hamilton can do better. Did you know... 🏚 Canada is losing affordable rental units faster than we are building them. Between 2011 and 2016, for every new affordable unit created, 15 existing affordable units were lost. 🏚 Meanwhile, we've stopped building non-profit and co-op housing. Between 1973 and 1994, Canada was averaging around 16,000 non-profit or co-op homes built or acquired every year. Since then, the number has dropped to just 1,500 homes a year. As Tapestry's co-executive director Ryan Collins-Swartz argues in this op-ed, "in order to truly address the housing crisis in Canada, we need to address the elephant in the room, the financialization of housing: treating homes as commodities and investment vehicles, rather than as a human right." It's possible. Community land trusts, organizations that buy property for community use, are doing it every day. These organizations have solutions to the housing crisis, they just need financing. Community Led Housing in action . The Stirchley Co op development of 39 affordable rent homes plus support for community business on the High Street in Stirchley has led the way . Others are ready to follow in Stourbridge , Coventry, Solihull and other sites in Birmingham. Will the new devolved housing funds be used to help not for profits , community organisations with the support of wMUCH, deliver on our target of 5% of affordable social rent homes over the next 4 years. We are currently on target to achieve that 5%, with support from the Combined Authority and Local authorities we believe we can double that target. These homes will not only address housing need but build community resilience , address housing need , reduce council budgets through early interventions and social impact , the road to net zero through MMC , jobs , skills , creativity and enterprise and support for local economies. In our latest Op-Ed, Ryan Collins-Swartz, co-executive director at Tapestry Community Capital, argues that to meaningfully address the housing crisis simply building more homes is not the answer. “We need to take active steps towards addressing the financialization of housing by building and preserving non-market housing,” he shares. He proposes we focus on Community Land Trusts (CLTs). Richard Sennett's ideas around reconditioning abandoned properties, converting underutilized office spaces, and implementing sociable housing models resonate deeply with the needs of modern urban communities, but they are hard to do in our built environment and with the development industries we have in the UK and in Canada. In Canada, small-scale developers, non-profits, and community organizations have a unique opportunity to lead the way in creating sociable housing on small properties. These models not only have the potential to foster community ties and reduce household cost of living but can also integrate seamlessly into existing neighborhoods, supporting local retail and making use of existing neighbourhood amenities. In the UK, with greater autonomy, devolved authorities can support a vibrant non-profit housing and development ecosystem. In Canada, this is something where a proof-of-concept can be readily manifested at the municipal level through partnerships with existing non-profits and continues policy reform through programs like EHON in Toronto and the Zoning Bylaw Renewal Initiative in Edmonton. Collaborative funding is vital to innovating how we address housing need. Housing Australia and Homes NSW support the impacts that our new temporary accommodation will have on people needing short-term accommodation now. We are looking forward to being operational, with support services from Mission Australia, before the end of the year. Housing Australia CEO, Scott Langford said, “This is an incredible milestone for Housing Australia, and an opportunity to ensure people facing a crisis have access to safe and secure accommodation. “This won’t be the last, with plans to fund more temporary accommodation projects through the National Housing Infrastructure Facility. We look forward to working with stakeholders to deliver this much needed accommodation.” Homes NSW CEO Rebecca Pinkstone said, “This project clearly demonstrates what can be achieved when we work in partnership to boost housing for our community. These homes will provide a pathway out of homelessness and housing insecurity and a foundation for a better life. Homes NSW is proud to be able to provide funding alongside contributions from Housing Australia and Bridge Housing Limited to acquire the boarding house, which may have been lost to redevelopment. This site will now be permanently transformed into safe and secure accommodation for people in housing need.” Our CEO, Laurie Leigh noted, “There are people in crisis without a bed to sleep in tonight. This funding answers the need for immediate temporary accommodation that is safe and dignified, with the added benefit of onsite social support provided by Mission Australia. We want to deliver a million new homes for Queenslanders by 2046. But to build more homes, faster, we have to address the legislation around planning and development. - The Housing Availability and Affordability (Planning and Other Legislation Amendment) Act 2024 was passed through Queensland Parliament on 16 April 2024. The Act provide new tools for use across Queensland that will tackle the biggest challenges in housing and land supply, including current development approval pathways. - Our new State Facilitated Development team will help to speed up the planning and development process and solve issues that delay new homes. - Our $350 million Incentivising Infill Development Fund supports the delivery of more diverse, affordable, and well-located homes in underutilised areas. Applications for the fund have closed and submissions are being assessed by our department. - Expressions of Interest for our Inclusionary Planning Pilot Program ran from 23 April - 14 May 2024. Successful pilot projects will aim for around 20% affordable housing products by using incentives like density bonuses and alternative car parking rates to test the commerciality of different models. - Our new ShapingSEQ Delivery Office is dedicated to working with SEQ local governments to ensure we plan for the right mix of housing where it is needed, so we can meet the dwelling supply and dwelling diversity targets in ShapingSEQ. These initiatives are just some of the things that will help us achieve our plan of creating a million more homes for Queenslanders by 2046.
