Denver Industrial Market Update: Apr. 12th, 2024 🚨 This last week in the Denver market there’s been: 5 new listings, 2 closed deals 🚨 Yesterday - We pitched on 3 different deals. The topic of conversation - Loan Maturities. I don’t think the impact of CRE loans coming due this year is talked about enough. For industrial properties alone, 27% of all outstanding loans will be due in 2024. Over a fourth of the industrial inventory will be forced to sell or refinance at nearly double their rate, that most owners got in 2018-2020. This, along with a possible rate cut in second half of this year will increase the amount of new listings. With an influx of supply, sellers will be forced to have competitive and realistic pricing. This will shrink the bid-ask gap more than we’ve seen over the last 6 months. The cycle seems to not be over quit yet… 🔄
