🚨 Deal of the Week! 🚨 This week at Pure Property we helped a client secure a great opportunity to purchase a high-yielding commercial property - adding to their growing portfolio. As with most property investors, this client was an asset-rich but cash-poor investor, which meant he needed a bespoke solution to secure 100% of the purchase price. 📊 100% of the purchase price raised across the portfolio 🏢 3 semi-commercial units - 1 purchase, 2 refinances 💷 Purpose - to purchase a high-yielding semi-commercial property 🤝 Lenders - Allica Bank and Interbay to ensure the best rates possible The main challenge with this deal was coordinating the simultaneous completion of all three deals, to achieve a smooth and timely completion, as there were two different lenders involved to secure the best possible rates for the client. FREE property gone in legals for our own portfolio! We had to be a little creative to get it for free, but it goes to show what’s possible when you when how The vendor/seller inherited the property and it was vacant for near 2 decades! He had it on the open market for years, with no luck since it’s such poor condition We managed to: ✅ agree to purchase the property for free ✅ we will finance the renovation for £160K using development finance (100% bridging) ✅ we will refinance the property and pay the owner a third of the profits from the refinance (expected to be £65K to him) ✅ by the end we will have managed to pay the seller £65K, for a property which he couldn’t sell ✅ we will own a property worth over £300K once renovated The creative approach to this purchase makes it one of my favourites in our portfolio, and the chunky refurbishment will be fun also! #wealth #tips #portfolio #business #money #growth #connections #clients #trust

Chris Gardner not so much predictions as observations. - at BBA Finance we work very closely with Thomas Mae Land & New Homes who have exceptional up to date data on the new homes market. There are a lot more new build flats and houses sitting not selling currently than one realises. Certainly more than enough to resolve the immediate demand. - how to make homes truly "affordable" - will many more consented sites drive land values down? - a lack of materials and skilled labour will hinder the Governments drive to meet their house building targets. Perhaps educators should promote apprenticeships as much as they do univercity degrees! - Nimbyism. We will see this more than ever especially if central Goverment imposes house building targets on councils. Could this lead to a rise in CPO's? I am sure we all welcome the prospect of a reinvigerated contruction industry - and the wider economic benefits that will bring - but its now dowm to actions not words.

And; - like it or not the new homes market and in particular the First Time Buyer market requires stimulus to function. It’s always been this way - MIRAS, Help to Buy et al. There are about 100,000 unsold new homes - a quick win on increasing stock is doing something to sell them. - An uptick in LPA receiverships as refinance ‘pass the parcel’ and lender forebearance dries up. - widening of real world credit spreads after 2 years of unsustainable compression. - a greater abundance of quality development deals coming to market, good developers can see opportunity is around the corner meaning that; - a shortening of transaction times as urgency to close deals returns to the market.
