Bristol. Affordable housing delivery. This is complex. Cllr Parsons is right to focus on dealing with the existing Council-owned stock, bringing them all up to standard...a massive and costly task. We also all know that viability is extremely problematic in Bristol (and elsewhere). Will an RP be able to deliver everything that's been promised? I know our clients would be very interested in taking these two schemes on, but the commercial realities would mean they would have to unload a lot of costs to make it actually happen. Shadow housing minister Matthew Pennycook has said modular housebuilding will play a key role in The Labour Party’s “comprehensive plan” to meet its target of building 1.5 million new homes. During an interview with BBC, Pennycook said: “We’ve got an ageing workforce. We’ve got to do more in terms of skills and training to get more young people into that workforce. But we’ve also got to look to rely more on things like modular building.” Mohammed Parekh, founder and managing director at MRP Premier Group, commented: “It’s so refreshing to hear a minister point towards modern methods of construction as a vital method to delivering much-needed housing across the UK. Councils need to be empowered to force developers to build the affordable homes that are needed. Just as importantly these homes must be built to the highest energy efficiency standards - not just to help save the planet but to make them affordable to live in for those eligible for affordable homes who are by default on lower incomes.

Ali Bennett thank you for such an impactful article that perfectly summarises the main issues affecting the uptake of MMC and provide some great solutions. 👏 #MMC is the only way that we can deliver the homes required, to the quality and speed required. Many #HousingAssociations and #LocalAuthorities state in their Development Strategies that they want to use MMC or build to #FutureHomesStandard, many are dissuaded because of the presumed cost or perceived risk of longevity. Underwriting contracts will help. #MMCTaskForce will be essential to address the lack of take up of innovation to introduce #MMC targets and increased performance standards for the fabric of homes (through Building Regulations). We also need them to help with proof of concept projects so new technologies can gain the illusive first build and produce case studies and support for any organisation wishing to utilise #MMC. Trina Chakravarti at Building Better and Lee Clary and Jeff Endean at OSHA Off-Site Homes Alliance have already done lots of great work on this. #ukhomes #affordablehousing #socialhomes #buildsocial

"If you look 20 years ago, we built housing starts with a lot less labour, and so that begs the question: why? I haven't heard a compelling response to that," said Laberge. "We need to get into why, from the early 2000s to early 2010s, were we able to build ... the same level of housing starts with a lot less labour than now." Laberge proposes regulatory reform, particularly at the municipal level, as one solution to increasing productivity. He said rules around permit delivery, how many storeys and units a building can contain and development charges stand in the way of further development in many regions. The legacy of the #Righttobuy has left Aberdeen with largely a stock consisting of flats limiting the options to offer alternative similar properties to those currently living in houses affected by RAAC . The housing replacement programme I led on over 15 years ago was to build houses ( cottage type) - not flats - but the subsequent programme of new build after I left was predominantly flats - not what larger households need or want today. I don’t envy housing colleagues the challenge of trying to offer suitable alternative housing to tenants who have to be moved - either permanently or temporarily ( and temporary May end up permanently- if there is no viable option to replace the roof which apparently has been done elsewhere in Scotland- or it takes so long to get the roof replaced) https://lnkd.in/e4kbMY8n?
