Over the past 20 years I’ve closed more than $1 billion in real estate transactions. These deals have ranged across the four major food groups — multifamily, retail, office, and industrial. Investing in commercial real estate provides the capital necessary to revitalize neighborhoods and transform communities, but it’s also an incredible tool for wealth generation. However the challenge in fully understanding the complex variables require education, mentorship, and most importantly access to deal flow. In addition to my fund, I also manage a private client network, which is specifically for people wanting to enter real estate investing. There is no minimum to open an account and you receive new opportunities regularly. Not to mention educational sessions to help you gain skills to be a successful investor.

People often underestimate the importance of mindset in achieving their objectives. It’s not enough to have the right skills and/or information. Any achievement has to begin first with a belief in your ability and your worthiness to accomplish the goal. Many people fail to take action because they get overwhelmed by the distance to their destination and the uncertainty inherent in this journey. Action, however, doesn’t have to be huge, it just needs to be forward leaning to get you closer to your destination. Going from being an owner of a 5 unit apartment building which I sold in 2020 to purchasing my first large scale 244 unit apartment community 20 months later was definitely a leap in scale. While I took definitive steps to educate and prepare myself for this jump, I maintained the belief throughout that I could and should be doing bigger multifamily deals. Every journey requires you to put one foot in front of the other, over and over again until you reach your destination. Until you take the first step, you’re guaranteed to not get any closer to your destination. Reason #1 to NOT invest in real estate…😱 You want to take an active role but struggle to find the time. Real estate investing comes in many different forms. Some investment approaches are active, while others are passive. - Limited Partner (LP) in syndication = passive - General Partner (GP) in syndication = active - Joint Venture (JV) = active - Buying real estate yourself = active - Private lending = passive After experiencing the time-saving benefits and seeing a strong return, most investors prefer taking a passive role. If you want to maintain an active role but have a demanding W-2 job, it may be better to consider investments outside of real estate. Invest in real estate only if it aligns with your goals and is the right fit for you!

When investing passively in real estate deals, most investors overlook the other unpromoted benefits of investing in a great deal offered by a solid sponsorship team. Of course the tangible return on your investment is invariably going to be of the utmost importance. However, if you’re currently a passive investor with aspirations of becoming an active investor, passive investing offers you an opportunity to learn from seasoned active investors from whom you can gain lots of insight. After leaving my W2 corporate job behind in 2016, I invested passively in a dozen commercial real estate deals, primarily focused on multifamily existing assets across the country, but also including some ground-up construction of multifamily properties, as well as a portfolio of hotels (3) each within less than 30 minutes from my Atlanta home. Beyond the ROI I was expecting from each investment, I was also using these investments to educate myself on what good looks like in terms of, capital raising, deal financing, business plan execution, and investor relations and communications. Since I’ve been a sponsor myself, I’ve been willing to spend time with my passive investors interested in visiting the property or spend time with me understanding various aspects of asset management and operations. I’ve hosted investor bus tours for serious passive investors and prospective investors willing to spend a 6hr day with us getting a behind the scenes look at commercial real estate ownership and operations. If you’re currently invested passively in real estate, is your deal sponsor offering you these additional benefits as a passive investor in their deal? If not, make sure you inquire about this when considering your next passive investment opportunity. Want to invest in multifamily real estate but don't know where to start? I had that problem as well. One of the best things that I did at the beginning was become a Limited Partner on a property. What were the benefits of this? - It allowed me to get into the multifamily real estate game quickly while reaping the benefits (preferred returns, equity appreciation, tax advantages, all the fun stuff). - Allowed me to be as passive as I needed to be in order to manage all of life's other time commitments. - Took most of the risk/guess work that come with being inexperienced out of the investment equation. - Streamlined my learning process to prepare for a more active role. It was one of the best things that I have done to expand my knowledge and understanding of how things work. It has also showed me how other groups are or are not communicating- which is one of the most important things to me.
