It looks like Yardi will bail out WeWork and not Adam Neuner, which would have been a disaster for WeWork and the coworking industry. Sharing the same back-end technology as WeWork might open new opportunities for coworking operators that use Yardi KUBE, and help a new flow of enterprise users coming our way. The new WeWork will emerge out of Chapter 11 healthy, with a strong brand, an executive team with a much higher level of integrity than in the past, but also as a considerably smaller player with only 175 locations or so in the US. To be able to respond to distributed requirements from enterprise accounts and compete with IWG, WeWork will desperately need to partner with multiple coworking operators like Pacific Workplaces, and we will welcome their interest. Conversely, we can benefit from the Wework corporate account capabilities that remain strong, and the Yardi technology infrastructure that could enable the integration of a large ubiquitous network of coworking spaces accessible to Enterprise accounts via seamless and secure access. Today's lessons were on the 5 Rules of the Visionary/Integrator relationship. I've shared those in the screenshot here, but I really enjoyed the model shared for Issues Solving. Wickman named the model, "Issues Solving Track." There are 3 steps to the model: 1) Identify, 2) Discuss, and 3) Solve. Rarely is the issue brought to the table the real problem. In the identify step, the group will work hard to settle on what the real issue is and name it. The goal is to name the issue in one concise sentence. Next, all thoughts need to be shared. No thought should be discussed more than once. Wickman calls that politicking. The goal is the share all thoughts, but not be redundant. Third, we solve the problem. It's less important "what" you decide than it is that you all make a decision on next steps. A consensus is great, but the Integrator is the tie breaker. Once the decision is made, everyone should team back up and get on the same page. This seems simple, and is, but most leadership teams struggle to execute on solving their problems. Can you use the model above to solve problems more effectively in your company? Who do you have that can be a good moderator of such a meeting? Who is your tie breaker? I'm reading, "Rocket Fuel."

Here’s the thing nobody tells you about forming a condominium in Washington State—it’s a freaking pain in the ass. Sure, many zones now allow up to two ADUs (Accessory Dwelling Units), and developers are jumping on the trend of setting them up as separate condos for sale. Some are even combining adjacent properties to maximize the investment. Sounds like a win-win, right? But here’s where it gets tricky, or maybe I’m not aware of a loophole. The Washington Condominium Act is no joke. It’s packed with regulations, legal documents, and warranties you need to understand before you can even break ground. Navigating all that? Overwhelming, to say the least. When I first started digging into it, I felt completely buried under the mountain of information. There were plenty of moments where I thought, “Is this even worth it?” It might be. Hopefully the markets will improve soon. Newsom's budget proposal includes cutting 10,000 vacant state jobs and implementing an 8% cut to state operations without any layoffs. If similar measures are taken on a larger scale at both state and federal levels, it could lead to an increase in the unemployment rate above the Federal Reserve's 4% target. On Friday, he repeatedly vowed he would not sign a sweeping tax increase on individuals. However, he did propose suspending a popular tax deduction for businesses, which many see as a tax increase. Washington tends to follow these trends. I hate to think of the tax increases that will be pushed in the coming years on businesses. It is already a huge challenge in many industries, especially with expenses increasing so significantly and the cost of capital being so high. Am I biased, or is overregulation the real monster in California's housing crisis? Here are my thoughts 👇 Rent is too high in California, and there's a shortage of available rentals. Why is that? In large part, it's due to excessive regulatory compliance. It's also a fact that every industry, the more regulated it is, the higher prices are. Just look at health care, education, energy, etc. So what do we do to address this and fix this core issue? State and local governments have decided that the core issue is not the core issue. Instead, they treat the symptoms by creating more regulations in the form of rent control and tenant protection bills. Studies show that rent control policies, while intended to protect tenants, can often discourage new construction and investment in rental properties, which leads to reduced supply. That's just one negative consequence of many. Let me use an analogy of a tree. Imagine it's not bearing fruit because the roots are being suffocated by too much soil and a lack of proper care. Instead of addressing the problem by loosening the soil and providing nutrients, the gardener just keeps adding more soil and water. At first, it seems to help because the tree looks healthier on the surface, but the roots are becoming suffocated, leading to an even worse condition over time. The gardener is well-intentioned, but misguided actions are actually exacerbating the problem. This analogy works because the tree represents our housing market. The excessive soil is overregulation, and the gardener is the government officials who mean well but do not understand the core issue. The initial improvement of the tree represents the short-term benefits or the perceived win when passing rent control laws. However, the long-term negative impact of excessive regulation on the housing market will ultimately kill the tree. The key takeaway? It's crucial to address the root cause of excessive regulation rather than applying solutions that worsen the situation. P.S. Have you experienced the negative impacts of rent control in your area? Slow payments have drained $280 billion from the U.S. construction industry in 2024. According to a new report by Rabbet, #DelayedPayments are driving up costs by 14% and putting immense pressure on #Cashflow. An alarming 95% of #GeneralContractors and 75% of #Subcontractors are now covering costs out of pocket while waiting on developer disbursements. Even more concerning, 98% of GCs are dipping into personal savings just to stay afloat. Payment delays exceeding 30 days are now reported by 82% of contractors, a significant increase from 49% just two years ago. The impact on the #ConstructionIndustry is real, and it’s growing.

Today's Thesis Driven letter offers an early look at a handful of the startups looking to capitalize on the NAR settlement and new rules rolled out on August 17th. While no one yet knows what changes the new rules will bring, they could very well shake up how we all buy homes - creating opportunity for lots of new companies. While each startup profiled is unique, the approaches generally fall into four buckets: (1) Tech-Enabled Consumer-Focused Brokerages The first category of companies represent a relatively modest take on the post-settlement world. In this universe, home buyers still use commission-based agents, but commissions are lower and agents are forced to be more efficient, leveraging technology—particularly AI—to serve more clients simultaneously. Examples: TurboHome, Modern Realty (2) Helping Agents and Brokerages Operate More Efficiently Existing brokerages and agents will also be forced to adjust to a changing real estate market. As commissions shrink, many incumbents will seek out technology that enables them to do their jobs more efficiently. While the first category of companies sought to build entirely new brokerages, these companies are looking to arm existing agencies with technology tools. Examples: Sidekick, MaxHome.ai (3) DIY Tools for Consumers These tools are designed to help unrepresented buyers (or sellers) go it alone, giving them tools to manage their home search / sale process. Examples: Shay, Landian, RealTransact and (sort of) Galleon (4) Helping Agents and Brokerages Add Value or Independently Monetize There are currently 1.6 million licensed Realtors in the United States today, up 60% from ten years prior. Many of those licensed Realtors are not full-time, and part-time agents are both (a) most likely to get hit hard by the new rules, as they are less likely to win listings, and (b) often find other ways to make money, like picking up some part-time interior decoration work.
