This Forbes article does a great job explaining the benefits a property owner gets from working with an exclusive agent to sell their CRE property. You get an inside expert, maximum exposure, and someone in your corner. When we exclusively list a deal, we are able to create a market. Agents get a sense of what the market as a whole is saying about pricing. When you only show a deal to a select handful of people, you may get a skewed opinion of pricing. The deal may not get exposed to more unique buyers, either, which may end up being the best buyer. Creating a market for the deal also creates competition. Prospective purchasers know they have to fight to win the deal, which ultimately drives up the purchase price of the property. The seller confidently knows they are not leaving money on the table.
