With NVDA stock split, there are lots of voices online saying things like "They're just trying to rip us off." But is that really the case? Let's look at the data before jumping to conclusions. As shown in the chart, with in the past 10 years, NVDA stock has gone through three recent growth phases. The chart shows monthly index data, with the horizontal axis representing months and the vertical axis representing the stock price as a multiple of its value at the start of the period. The current phase is shown by the blue curve, and we're currently in the 15th month. The previous growth phase lasted 28 months, and the one before that lasted 38 months. The current growth curve is closely matching the one before it. Using the 28-month duration of the last growth phase as a conservative estimate: - With a simple linear projection, the stock price at the end of this growth phase is expected to be about 5.6 times its value at the start, which would be around $155. - Using the curve from the previous phase, the stock price at the end of this phase could be about 8.4 times its initial value, which would be around $233. If we take a more optimistic view and use the 38-month duration of the phase before last, and use its growth curve for prediction: - The stock price at the end of this phase could be about 13 times its initial value, which would be around $360. So, the duration of the growth phase and the slope of the growth curve are really important. Right now, the growth rate is pretty much in line with the last phase, meaning it's growing quickly with acceleration, not just linearly. The big question is whether this phase can last as long as the 38 months of the previous phase. If it can, then the current stock price hasn't even reached halfway, and it would definitely be worth adding more to your holdings! What do you all think? Appraisal Institute Where are you in battling the attacks on the Appraisal Industry? The President, Officers and BoD should be firing off letters of admonishment and calls for apologies from HUD. Also, they should be organizing their membership into an orchestrated campaign of letter writing to our elected officials. A.I. members, reach out and " touch" the A. I. leadership. As proven over the past few weeks, they don't want to hear from you, but they respond when you make them. Make A.I. leadership respond to this attack on our livelihoods from a US Government Agency. Please contact your colleagues and friends in the industry and get them to act by emailing and calling BoD members and officers of the Appraisal Institute into action to fulfill their FIDUCIARY DUTY to the members. Also, please repost this to cast a wider net as to what is going on. Many appraisers are not aware of the attack on appraisers and apparent apathy from A.I. leadership.

NEPI Rockcastle has reported double digit growth in net operating income (NOI), up 9.4% on a like-for-like basis, with tenant sales having increased by 10% during Q1 2024 versus Q1 2023. The more you squeeze developers, the less housing you have. The less housing you have, the more expensive it is. Supply and demand. Loved this article. Part of a series in the NY Times that provides a very high-level overview of why it's so expensive to live in the Big Apple. Spoiler alert, it's only in small part due to cost of land. Zoning and approvals add 11-16% to the costs. Often in order to receive them, the developer has to put in benefits, like a certain number of affordable units which means the remaining market rate units have to carry the budget delta. Required Davis-Bacon wages add 30% to the costs. High property taxes add $13.53 per sqf in operations costs. The result of all of the above is a per unit costs in excess of $500,000.00 to build and $7500 per unit per annum to operate. Quick math: 100 units @ $500k = $50,000,000. Assuming the developer puts down 20%, or $10,000,000 and takes a loan for $40,000,000 you have a carry cost at 7% on a 30 year am of roughly $280k per month. Plus, another $62,500 ($7500x100 / 12) in operations costs per month. Each unit has to rent for $3,425 per month just to cover debt and operating costs. No repayment of the $10MM or buffer for stuff that breaks. Although NYC is an extreme example, many municipalities, large and small, are creating variations of these hurdles for those who would provide housing. Those costs either have to be passed on directly to the tenant, offset via public money in the form of tax credits or vouchers, or the housing does not get built. If the housing is not built rental rates will continue to increase. DCC and CAC Charges: Are Cities Profiting More Than Developers? I just completed a pro-forma analysis on a prospective property for our client, and it seems like the city stands to make more money than the developer, who bears all the risk. Development Cost Charges (DCC) and Community Amenity Contributions (CAC) are essential for community growth, but their current structure often feels disproportionate. Developers face significant upfront costs and risks, yet the heavy fees can overshadow potential profits. This imbalance raises concerns about municipal policies stifling development. Already due to restricted financing availability we are seeing slower project starts and this is not going to help either, more so hindering community growth and housing availability. A balanced approach is needed. Policies should make DCCs and CACs more aligned with the economic realities. What are your thoughts on DCCs and CACs in your city?

Rent control does not work. New York City Community Bank has had a 990% spike in multifamily delinquency tied to rent controlled apartments. With current losses projected at $1.5B. The bank is currently selling off assets to offset losses. I'm a huge fan of affordable housing but rent control is not the answer. In 2019, NYC passed the Housing Stability and Tenant Protection Act. The law primarily affects apartments built between 1947 and 1973, which encompasses around 1 million units. The law severely restricts a landlord's ability to raise rents, charge late fees or evict existing tenants. With increased timelines for non-payment, an inability to charge late fees for evicted tenants, and punitive charges for illegal eviction. The law also curtailed some loopholes by which property owners had previously been able to remove buildings from the program. Loopholes which were often priced into their valuations. Which leads us to where we are now. With $1.5 Billion in losses and several hundred million more projected as the interest rates on the notes reset from say 3% to 7% even as the actual Net Operating Income (NOI) may have actually decreased. Commercial real estate loans are amortized for 20-40 years depending on asset type and loan type. However, the debt is only locked for 5-10 years (with a few exceptions). Theoretically, NOI will have increased sufficiently to offset the increases in interest rates and allow for the takeout of the existing debt, but in this case it's not. With expenses actually outstripping allowable rent increases. While the article focuses on the severe economic losses at the bank level. Losses that almost led to the bank's collapse earlier this year. It does not discuss the real impacts on the properties themselves. As I mentioned the other day, banks are generally not eager to foreclose on commercial real estate. It forces them to book the actual losses. Which means that many of these buildings have likely been in trouble for years. During that time, the owner would have no incentive to do any repairs or upgrades. So yes, the people living in those apartments wouldn't see major increases, but they may also not have working toilets. Further, the buildings, which are older, would likely start to degrade overall. When you underwrite a loan on an older building you pro-forma in more capital expenses, because old pipes break, sewer lines fail, brick has to be tuck-pointed, and repairs may involve lead based paint or asbestos remediation. The overall result of the "Tenant Protection Act" is crumbling buildings, failing banks and substandard living conditions. https://lnkd.in/echg8xXV
