Orlando Housing Market Update – October 2024 The latest data from the Orlando Regional Realtor Association shows that Orlando's housing market in October 2024 is continuing its trend towards stabilization. With a growing inventory, fluctuating interest rates, and moderated home prices, the market presents both challenges and opportunities for buyers and sellers alike. Key Highlights: Inventory Growth: October recorded a substantial 74.3% increase in inventory compared to October 2023, marking the tenth month of consecutive inventory gains. The total number of homes available reached 11,780, up by 1.9% from September. This growing inventory means buyers have a wider selection, contributing to a more balanced market. Home Prices Leveling: The median home price in Orlando edged down again to $378,000 in October, a 0.5% decrease from $380,000 in September. Year-over-year, prices still show a moderate increase of 1.8%, indicating a slight cooling but a steady value growth for Orlando properties. Sales Activity: The pace of home sales continued to ease, with a total of 2,145 properties sold in October—a 4.6% drop from September’s 2,249. New listings also declined by 6.7%, with 3,295 properties added to the market. This decrease in new listings could mean that inventory growth may slow in the months ahead. Interest Rates Fluctuate: Mortgage rates showed a mixed trend in October, averaging 6.3% over the month, a slight rise from September’s 5.9%. However, by late October, rates had climbed to 6.62%. While higher than in early autumn, rates remain below 2023 highs, offering some flexibility for buyers seeking financing. Distressed Sales Increase: Distressed sales, though still a minor part of the market, rose by 32.1% from September, with 22 distressed homes sold. These sales now make up 1.0% of total market activity, a slight uptick, reflecting a mild but growing influence of distressed properties. Market Outlook: The Orlando housing market is balancing inventory growth and moderating prices, allowing prospective buyers more opportunities. With slight shifts in mortgage rates, buyers may need to act sooner to lock in favorable rates.
