I think often about the cyclicality of real estate. How history may not necessarily repeat, but it often rhymes. How most every bit of news can be good or bad, cynical or optimistic, simply depending on the time horizon you're considering.   That's, of course, part of the appeal of real estate. It's ever-changing. It's dynamic. And, as an investor or developer, you can never really sit on your laurels. Finding the thing you can "rinse & repeat" sounds great, until you realize it can only last so long.   Consider the constant conversation these days around interest rates. Often, folks I discuss this topic with seem to be thinking in a very defined time period, which isn't even necessarily the "right now." They're thinking about near term knock-on effects, because we're all aware instinctively of the real estate cycle. Lower interest rates reduce the cost of borrowing and therefore encourage investment and development - that's great.   But what do lower interest rates mean about where the economy is currently (hint: slowing economic & job growth, a weakening economy, an effort to avert recession), and where all that investment and development might lead in a few years (possibly: irresponsible investment decisions, oversupply, bubbles)? This is the nature of the cycle. And all cycles work like this. Demand for a product increases, prices increase, supply is generated to meet that demand and take advantage of rising prices, (often, and especially in real estate) supply overshoots demand, prices decrease because supply is abundant, supply generation slows, demand then starts to outpace supply, and the cycle starts all over again.   Yesterday, Urban Land Institute & PwC released the 46th edition of their Emerging Trends in Real Estate report, which from the outset highlights this phenomena of cyclicality; in the words of the authors: "the yin and yang of falling interest rates."   A new cycle is upon us; ULI & PwC aren't the first to say so. I've heard this repeated often since just before the first Fed cut a few months ago. It's definitely exciting. But now more than ever is the time to take a step back, research, consider fundamentals, generate theses, and make informed investment decisions based not simply on the easy(er) money that'll spur this new era. Because what's exciting now will inevitably be mundane (and then probably exciting again). That's the beauty of the cycle. #commercialrealestate #emergingtrends
