Don’t discount your product before selling your business. Launching a massive sale of annual plans is tempting. Big sale = revenue bump = inflated valuation. But buyers see through this and either:  • Add a discount based on recent months  • Don’t touch the business. If it’s something like Black Friday, that’s okay... but it's best to avoid discounts altogether when prepping for a sale. #acquisitions #SaaS #founders

We are excited to share our progress in our turnaround at BODi (NYSE: BODi). Earlier this week, EGYM raised $200M @ $1.2B valuation (post-money). [https://lnkd.in/dfjbdv5m] This piqued my curiosity because of the implied valuation multiples. - EGYM is forecasting $500M Revenue for 2025, which implies a 2.4x forward revenue multiple. - EGYM claimed $130M Revenue in 2022 with a forecast of $260M Revenue for 2023 [https://lnkd.in/dtwZjG6W]. They presumably came in at / above forecast to double valuation in the past year, so let's assume >=$260M Revenue today. That implies a <4.6x revenue multiple. - EGYM's business mix is apparently 75% fitness subscriptions (sold B2B) and 25% fitness equipment. Another business that is ~75-80% fitness subscriptions (sold B2C) and ~20-25% fitness equipment is Planet Fitness. Planet Fitness trades at 8.3x EV / Revenue [https://lnkd.in/dvPySXqz], grew revenue ~14% from 2022 to 2023, and is very profitable (>40% EBITDA margins). EGYM's 23-25 Revenue CAGR is supposedly 39% ($260M in 2023 to $500M in 2025) and "is profitable on an EBITDA basis". The primary drivers of the valuation multiple delta are likely a combination of: (1) Profitability; (2) Scale; (3) Long-Term Growth Prospects / TAM; and (4) Defensibility. Ultimately, the implied revenue multiple delta (8.3x vs. <4.6x) paired with the revenue growth delta (~15% vs. ~40%) makes me very curious about the relative profitability of EGYM's two lines of business, their potential for future growth, their competitive differentiation, and how they compare to more traditional fitness business models. Regardless, EGYM is clearly doing many things right and I am excited to see where they go from here!

I've spent the last 7 years deploying millions into one of America's best-kept secrets: North Carolina's rapidly rising 'Cape Fear' region. Since 2017, I've been asked: “Why Surf City and Wilmington”? Here’s why I'm betting on it becoming the East Coast's next big destination. → An Economic Powerhouse Outpacing the Nation Wilmington - ‘The Port City’ - saw its GDP grow by over $3 billion between 2017-2022. How I manage my Airbnb 12 Hours away for only 10 minutes per week grossing 70K per year 🌟 Pricelabs - automates pricing based on your competitors’ rates, beds and baths, market, time of year, etc 💰 Schlage lock - automatically gives every guest a 4 digit code (the last 4 digits of their phone number) that activates right when their booking starts and deactivates the moment it ends 🔒 Guesty - This is basically a digital property manager. It syncs my Airbnb and Vrbo calendar so there are no double bookings, sends automated check-in and check-out messages to every guest, and communicates with my cleaners so they know when to clean. It’s amazing! 📱💼 Hostfully Guidebook - This is a digital guidebook that every guest will receive a link to in the check-in message. It shares WiFi passwords, how-to videos (ex. How to use the coffee machine, how to use pull-out bed, and so on), best places to eat, the best activities to do, the most commonly asked questions and their answers, etc 📚🔍 Many may be asking, what about the cleaners? They have a link to our calendar and know exactly when to go without communicating with us. If there is an issue, they will contact us, but otherwise, it’s seamless. 🧹🗓️ And before you say “you are such a bad host for barely paying attention to guests” whenever our guest has a problem or question, we answer immediately and remedy the problem. If our guest did not like their stay, then the 50+ five-star reviews we have at our place from only a year of owning it wouldn’t make sense… 😊🏆

The results of analyzing over $160,022,991 in qualified real estate deals year-to-date: We've purchased $1,568,710, or roughly 1% of the total deals qualified. We set out this year to purchase $20,000,000, and we're currently 7.84% on pace toward our goal. 5 reasons why I'm not upset (but encouraged): 1) The team is remaining disciplined and not forcing deals. This is paramount to success in real estate—ensuring that our emotions don't dictate our decision-making. 2) Unexpected things happen, and if it weren't for a deal crumbling at the 1-yard line, we'd be closer to 40% on pace. Not great, but much better than where we are now. 3) There's a lot out of our control, but we're finding ways to take advantage of the downtime—e.g., improving SOPs, tools, and reporting. We're also investing in talent, having added several key employees over the past 3 months, with more to come next month. We're positioning ourselves for future growth. 4) Patience is king! Within the last two weeks alone, we have almost $10M in qualified deals that we’ve made offers on—potentially some of the best deals we've seen in the last few years. 5) Our investors can count on us to be diligent and stick to our game plan. It's a lot easier to report the good than the bad, but here at RCV, we report everything—the wins, the challenges, and, most importantly, the problems worth solving and the solutions in motion. Transparency is paramount! At the end of the day, we hold ourselves to a high degree of accountability, and if we don't hit our $20M goal by year-end, it’ll be a disappointment for sure. That said, we're going to keep our heads down and continue controlling the controllable. Funds are getting funded! Dry powder is growing...when do we expect VC investment to pick up?! 👀 Last week alone saw significant activity in announcements: SVC invested $30M into General Atlantic’s PE fund, Golden Gate Ventures launched a $100M MENA-focused fund, Investcorp closed a $570M fund, and Wadi Jeddah introduced a new VC fund. Just a few examples from the numerous announcements flooding in. This surge in fund announcements prompted us to look back at last year's data. Thanks to MAGNiTT’s directory, we identified a 74% year-on-year increase in MEA-based funds being funded in 2024! (as of 20th May 2024) Yup, 74%! Since Q4'23, we've observed a growing trend of regional funds raising financing along with international investors establishing regional funds. Though the trend indicates that we’re bound to see more such funds later in the year, it’ll be interesting to observe when and how they get deployed.  At MAGNiTT, we predicted that this won't translate into investments until Q4, after the historical summer lull.
