Midyear BRC Review 2024 - More than 9.4 million square feet of space was leased as of the second quarter of 2024 in the Northern/Central NJ industrial market. In comparison, leasing activity totaled 4.7 million square feet a year ago, reflecting the continued resiliency of the market in spite of economic headwinds. - Industrial market rents in Northern New Jersey range from $12.00 to $20.00 per square foot as of the second quarter of 2024, with those submarkets closer to the ports holding firm to higher rents. Due to demand softening and an increase in sublease space, rents have decreased in several submarkets. Even so, landlords have yet to discount rents significantly. - Northern New Jersey industrial vacancy rate rose to 5% as of the second quarter of 2024, increasing from 3% a year ago. Decreased demand combined with the delivery of more than 7 million square feet of new construction resulted in this increase. - Net absorption totaled negative 2.1 million square feet as of the second quarter of 2024, marking four straight quarters of negative absorption for the market. With more than 13.2 million square feet currently under construction, the market may continue to experience negative net absorption through the balance of 2024. Industrial and flex spaces in Greater Boston delivered in the last decade are having difficulty leasing up, with availability rates at 25.2% in Q4. Slower leasing activity, especially for large warehouses, has developers hitting pause on new projects until demand picks back up. 🚧 Repaving and Sealcoating: Timing is Everything in Upstate NY 🚧 In Upstate New York, planning your repaving, sealcoating, and striping projects effectively is crucial to ensure your parking lots and drive lanes remain in top condition. At Highbridge Management, we know that timing is essential for these projects. Why Timing Matters: -Optimal Season for Paving: The best time to schedule asphalt work is in late spring, before the end of the school year. During this period, paving companies often have more availability, and the warmer weather allows the asphalt to cure properly over the summer season, before winter. -Curing Time: Asphalt takes about 6-12 months to fully cure and settle, although it is safe for light use within 24-48 hours and normal traffic within 3-7 days. Completing paving projects in late spring provides ample time for the asphalt to harden before facing the freeze-thaw cycles and salt of winter. -Asphalt Plant Closures: In Upstate NY, asphalt plants typically close by mid-November, depending on the weather. If you need asphalt maintenance now, it will likely have to happen after school starts but before the plants close. Our Recommendation: To avoid the rush and ensure your project gets the attention it deserves, start coordinating with your pavers now.
