🏡 Advertising strategy for custom home builders… 1) Build your content foundation 📲 Post valuable content consistently. 3x per week is a good number to start. Stick to it. Show off your work, answer common questions/objections prospects have regarding your service, post client testimonials, and show your day-to-day life as a builder. Remember: you’re not an influencer. You’re a business owner. Your purpose is to get clients and build trust online, not get followers and likes. 2) Run lead generation ad campaigns 🚀 Create a Facebook ad campaign with the objective of getting you more volume of leads. Make ads addressing your audience’s common problems, desires, and needs regarding building a new home. Position your service as the go-to solution to their problems and desires. Create an offer that’s different than what people see most builders offering: free consultations. You can get creative here. Anything that reverses risk or guarantees success and results sells! 💸 Collect their contact information with either instant forms (within Facebook) or a dedicated landing page (outside of Facebook. Less opt-ins but lead quality is higher). Add a few filters to vet leads that opt-in. 3) Lead nurturing 📞 Leads should receive an email and a text, at least, within 5 minutes of them giving you their contact information. Automations help you do this. Softwares like Zapier and Go HighLevel are great solutions. Call every single lead as early as you can. The sooner you call them, the higher the chance of them picking up. Once they do pick up, qualify them (based on your requirements), and schedule a consultation meeting. How We Increased ROAS by 135% & hit $13MM for an Outdoor Furniture Brand Want to hear about a win that took an outdoor furniture brand from “doing okay” to dominating its market? Here’s the story: This brand came to us with solid products but wasn’t seeing the returns they felt like they should on their ad spend. Their ROAS was stagnant, and their growth had plateaued. They have a MASSIVE AOV - well over $1,000+ So, we dove into the data. Here’s what we did 1️⃣ Tightened Up Targeting: We reviewed all of their audience data. Instead of casting a wide net, we refined their targeting to focus on high-intent buyers. No more wasted clicks—just quality traffic. 2️⃣ Refined Creative: We didn’t just tweak their ads; we completely redid them. The messaging was revamped to speak directly to their audience’s pain points and desires. A 7-store dealer group. Nearly $700,000 invested annually. All in 3rd parties. Is it working? Can’t say for sure yet, but this is how you find out. Print off all bills and contracts. Actually PRINT them. It’s easier to digest this way. Gather a full understanding of how and why you’re using each vendor. Next, chart each of the following categories: Vendor Monthly Cost Total Cost (annualized) Monthly Lead Volume Total Lead Volume (cumulative) Closing % by Vendor Total Closing % Sales by Vendor Cost per Lead Cost per Sale Then, remove all emotion and start making decisions. The most we’ve ever saved a client in an initial 3rd party audit is $274,000 a year at a small 3-store group comprised of 1 new car franchise (domestic) and 2 separate used car locations. We instantly added to the bottom line, reallocated funds, and grew leads and sales as a result of this restructure. The best part is that closing % went through the roof, even on the 3rd parties we decided to retain. Team morale improved, and the BDC’s confidence grew because they weren’t “wasting their time” with bad leads. You have to see the forest through the trees.
