I just came across this chart that shows homebuyers in many major markets are staying in their homes for much longer than 7 years. Why is this important? With PEX plumbing systems failing due to chlorine degradation in 8-15 years after installation, many homeowners who experience these failures may still know their builder - and hold them responsible these failures. Five observations from The Home Depot earnings today: (US comps down -4.8% in Feb, -1.3% in Mar, -3.6% April). 1) 'Big Ticket' (-6.5%) is really two things 1)'Big Remodel Project' and 2) 'Big One-Time Items' (like lawn-mowers). Pull-forward occurred in the one-time items, which appears to be bottoming now. - Big Remodels are deferred. 2) Deferral, deferral, deferral is the story here. Especially among Kitchen & Bath, which was mentioned numerous times as example of project deferral tied to financing. In our view (Zonda), the weakest part of the industry is the <$25k group of projects funded from credit. 3) Soooo much focus on complex pro. It's interesting that Home Depot identifies a $1 Trillion dollar TAM, and very little market share among the Complex Pro ($250BB opportunity). This is where SRS fits. We would add pure-online pro channels to that list, which introduces a different dynamic. 4) When asked about a spring sale from an online-only competitor, one comment during Q&A jumped out: "promotional business looks exactly like pre-COVID...environment has normalized". 5) Shrink is a problem for retail. Interesting that this is one of the use cases they mentioned for computer vision at checkout. For context, we lowered our R&R forecast by -4% last month, but with VERY different outlooks by product segment. Higher for longer does matter. The deferral story is important here, because we will be lapping these low numbers in 2025. #housing #buildingproducts #remodeling

Four thoughts on Home Depot results in Q3: 1) US comp sales down -1.2%, which is a fuzz better than we expected, some of that is boost from hurricane activity. Big ticket down -6.8% 2) Online sales up +4% vs negative comp overall. The story you should be thinking is 'E-commerce' + 'Pro Growth', which changes the competitive environment. 3) HELOC and home equity tapping is clearly emerging as the de-facto indicator of 'when with all these deferred projects come back online'. Home Depot's CEO talked about HELOC at least four times. We just dug into this at length in our new forecast and revised our view on sensitivity to marginal moves in rates heading into 2025 (one of the biggest changes in our view) 4) Deferral, deferral, deferral. Lets just say this: deferral tends to lead to more volatile growth once it resumes. We have called this the 'beachball underwater'. The question is all about timing. In our view (Zonda), the industry should think about 2025+ in this order: 1) Interest rate path, and TIMING of said moves. 2) HELOC timing and impact on R&R deferral 3) R&R deferral skewing PRO more than prior cycles. This doesn't mean DIY won't recover, but PRO gets outsized $$ growth. Did you catch the phrase from HD CEO "'SRS gives us the right to win specialty trade Pro contractor'?" 4) But these PRO buyers are shopping more online than before, which changes the competitive dynamic.
