As part of my ULI Next group, I had the pleasure yesterday afternoon to go to Mayo Clinic in Phoenix to learn more about the 120 AC development project - Discovery Oasis. For those of you who are unfamiliar with the project, it is development on Mayo's campus in North Phoenix that is designed for Class A lab, manufacturing, and office space. This type of development is super critical as Phoenix despite all of its advantages has extremely limited lab and biomanufacturing space. The leading design idea I heard consistently is creating an ecosystem that further addresses the needs of the patient. When this phrase was further explained, the intent of Discovery Oasis is to be a place where researchers, entrepreneurs, doctors, and builders are able to consistently interact and develop the medical technology of the future. The thought is Discovery Oasis will be a global leader in the biomanufacturing space as it will have the research, data, and most importantly facilities to do the work. San Diego and Boston which are the two leading cities in the life science space are often times unable to build facilities due to construction and land prices as well as being restricted in available land to build facilities. Additionally, the partnership with ASU and access to Maricopa community colleges are expected to be able to fill the brain power and labor needed to make this go. The goal is to have a groundbreaking on Phase I at the end of 2025, and the first building complete at the end of 2027. Good cost information in the report below. Many underestimate the true cost to outfit to functional lab space, in particular, upgrading base building systems to support a lab.

I agree with the thought that many engineers suffer from not understanding the challenges of the various end users. I see it in many designs for Life Science facilities. CQV and Life science QC, Maintenance and Operations personnel see some of the same issues as mentioned in this clip. I.E. Sample points that are difficult to access due to height, or vacuum pumps squeezed into/under vessels, chambers, piping lead to excessive time consumption and increased safety risks for end users. These engineering oversights, driven by the pressure to deliver facilities more quickly, can create unexpected delays and ultimately result in dissatisfied end users. The consequences are not just limited to project timelines but also affect the safety and efficiency of operations In my humble opinion time spent in the field with all teams is invaluable. This practice ensures a better understanding of practical challenges and leads to improved project delivery.

Today, let’s take it back to Data Center World last week. In particular, a presentation in design and construction and some lessons from the Pros. Of course, I’m referring to Luke Kipfer and Christopher McLean, PE, ATD, LEED AP discussing the design and construction of AI data centers, offering valuable case study insights. The overall availability rate for life sciences space nationwide reached 30% in the third quarter, according to a new report from JLL, and it is expected to continue climbing as the industry works its way through a supply glut over the next six to 12 months. The report predicts rents will continue dropping and that it could be years before local markets work through their supply backlogs.

Larger firms can benefit from the standard credit, claiming up to $0.10 on every identified dollar, while start-ups can access the Payroll Version of the Credit.

I recently came across an interesting business model in industrialized construction (IC) called "ProjectFrog." ProjectFrog's approach focuses on platform-based, standardized kits for building components designed for offsite prefabrication. This method claims to enable efficient, high-quality construction, reducing on-site labor and time. By developing these kits and relying on third-party partners for production and assembly, they keep upfront costs low and concentrate on innovation. However, challenges may lie in coordinating multiple third-party partners for consistent quality and seamless delivery, integrating advanced digital technologies in an industry slow to adapt, and managing complex logistics while fostering rapid innovation and product development. In contrast, some IC startups operate with their own PLM resources, design-to-delivery processes, manufacturing capacity, and supply chains, outsourcing only limited parts of construction. This model offers better control over time, speed, and quality but comes with substantial upfront costs, which seem advantageous over the long term. Regardless of the path chosen, it’s clear that the new era of IC companies is strategically moving from a project-based approach to a platform/product-based approach. By focusing on platforms, companies can scale more efficiently, reduce costs, and foster innovation through continuous improvement. This approach allows for flexibility and adaptability across different projects and markets, providing a competitive edge in an evolving industry. The key questions remain: Where lies the balance? How much core expertise should companies continue to invest in and develop to build barriers to entry? Overall construction of data centers is up more than sevenfold in just two years, according to JLL. Many are two stories and higher. Some outside the U.S. where land is scarce, can be as tall as 10 stories. AI is driving the expansion of data centers but the boom has been occurring for years. Like malls going up in the 1970s, these data centers aim to be closer to the population. Closer data centers mean faster connections and lower lag time for city dwellers and local companies — especially for uses like internet-connected devices — and it’s easier to find workers to staff the facilities. Has anyone heard of a data center replacing a vacant department store?
