A new development is in the works that could change Louisville’s skyline. Plans for a 27-story Downtown tower called One Forty West have appeared on New York City-based commercial real estate development firm Zyyo’s website. The skyscraper would sit on the corner of 2nd Street at 140, 138 and 136 West Market Street. The location is across the street from the future Canopy by Hilton hotel, which is another Zyyo development and is currently under construction. Nick Campisano, founder and CEO of Zyyo, confirmed to Business First that his firm, in partnership with Hawley, Minnesota-based TruVine Companies, are in the early planning stages to build the estimated $175 million tower, featuring a 300-room hotel. These two firms are also co-developing the Canopy by Hilton. A Downtown tower of this magnitude would be the first in Louisville since the 30-story Omni Louisville Hotel opened in 2018. Campisano said the success Zyyo and TruVine have had in constructing the Canopy by Hilton have given them the confidence to move forward with the One Forty West project, which he said has been in the works for two years. He said the two hotels will compliment each other, while capitalizing off of the growth of Bourbonism and the renovation of the Kentucky International Convention Center. While a hotel brand has yet to sign onto the tower, Campisano said he is in discussions with major brands to create a hotel experience not currently available in the Louisville market. Plans on Zyyo's website call for a hotel, with a restaurant on the ground floor and a bar on the rooftop. The third floor would feature a grand ballroom, meeting rooms and administrative space. The first four floors share the same footprint, rising up to a pool deck and bar, according to the plans. A narrow tower encompasses the remaining floors. Newmark's #Columbus 1Q24 Office and Industrial Market Reports were published last week. The #office market negatively absorbed 108,086 SF in the first quarter. The market has experienced positive absorption in five of the past 10 quarters, though yearly totals have been in the negative for four of the past five years. Flexible, high-quality #sublease space is abundant, and demand has increased. Tenants are drawn to locations that offer move-in ready offices that accommodate evolving work trends and hybrid work strategies. This has led to increasing rates, narrowing the gap between direct and sublease rents. On the #industrial side, the market tallied 1.5 million SF in negative net absorption. As a result, the vacancy rate increased to 7.7%. Rent growth should continue through 2024, but at a slower rate based on the first quarter number and as the industry continues to normalize. One of Cincinnati's best-known neighborhood business districts is being re-envisioned. - Cincinnati developers PLK Communities, NorthPointe Group and the Loring Grouphave control of more than 2 acres in Hyde Park Square have recently surveyed the local residents to discern their acceptance of a high-end boutique hotel. The results were split, 247 "yes" vs. 243 "no". The Developers' plan would include 60-70 hotel rooms, and commercial space that could be used to host events. Some residents believe there is more of a demand for residential housing in the area.
