The multifamily sector continues to show resilience amidst shifting market dynamics. Our latest Q2 2024 report highlights key trends and data that investors and stakeholders need to know: Investment Growth: Sales volume increased quarter-over-quarter, reflecting strong investor confidence. Cap Rates: Rose slightly from 5.50% to 5.87% since 2023, but remain favorable compared to other asset types. Institutional Focus: Multifamily acquisitions doubled between Q1 and Q2 2024, leading other property sectors. Loan Maturities: Over 50% of maturities by 2028 are multifamily loans, with refinancing challenges ahead. Positive macroeconomic developments are a good sign for the commercial real estate industry looking ahead. Moody's Q3 2024 data trends suggest relative stability across most sectors, reflecting the current macroeconomic environment. While this is a national report and may not reflect exact conditions in the Charlotte market, there were a few notable items in the report for us. The office sector held steady in Q3 2024 with a vacancy rate stable of 20.1% after three consecutive record-breaking quarters. The industrial sector showed signs of stability this quarter, with vacancy rates preliminarily dropping for the first time since mid-2022. The most-read story from the previous week's Developer's Digest®, published by Crain's New York Business, covers office-to-residential conversions gaining traction in New York City as a solution to the housing shortage and office surplus, bolstered by a new state budget tax incentive. The Adams administration has launched a portal on the Department of Housing Preservation and Development's website detailing the program, which starts accepting applications later this year. Projects must begin between 2023 and July 2031 and be completed by December 2039, offering tax benefits lasting up to 35 years based on the project start date. To qualify, conversions must include at least six residential units, with 25% of the units being permanently affordable for households earning up to 100% of the area median income. At least 5% of these affordable units must serve households earning no more than 40% of the area median income, and the overall affordability average must not exceed 80%. Additionally, half of the affordable units must be two-bedroom units or larger, and no more than 25% can be studios. Conversions can occur citywide, with more substantial tax benefits for projects in Manhattan below 96th Street, where they will receive a 90% tax exemption initially, decreasing over time. Many #commercialrealestate firms subject to the U.S. Securities and Exchange Commission’s pending #climate-related disclosure rules are grappling with how they will comply. A OSCRE International poll found just 12.5% of respondents have data management systems in place to collect & coordinate all the information that will have to be presented to investors. ◾ Market Dynamics and Asset Performance: Non-Agency CMBS Origination volume increased steadily from 2023 Q1 to 2024 Q1, driven by retail and warehouse originations, up 40% and 26%, respectively. Originations are down from their 2022 peak across all property types, however. Only warehouse, with its e-commerce driven tailwind, has seen originations higher in the last 12 months than pre-pandemic averages. ◾ Sector-Specific Risks: Apartment originations have continued to fall as transaction volume has largely seized up. While origination volumes have fallen somewhat less in Office, cap rates are up 134 basis points and it is only major property type with a significant increase in CMBS delinquency rates, as office demand has been negative in 13 of the last 16 quarters, ◾ SASB CMBS: The growth in non-agency originations is due mainly due to SASB CMBS, which nearly doubled over the last 6 months, and made up nearly 60% of total non-agency originations. SASB has become increasingly dominant in the non-agency CMBS market, making up 62% of post-pandemic origination volume, vs. 34% from 2010-2019. ◾ Understanding these developments is crucial for CRE lenders navigate the evolving market landscape and manage associated risks effectively.
