As the summer heat intensifies, the Manhattan real estate market is cooling down, and the languid season could present unexpected opportunities for savvy buyers. An emerging trend shows an increasing number of properties being listed at prices lower than their previous sale prices. This phenomenon offers a chance to secure homes with potentially less downside risk and more upside potential should the market’s nascent pricing recovery continue.

⬆️In the Brooklyn real estate market last week, 79 contracts were signed, up 23% week-over-week but down 16% year-over-year. ⬇️Compared to a year ago, condo contracts fell 22% (13 sales), whereas co-op sales declined 6% (two sales). ✅Contracts signed from $1M to $2M had the largest annual increase in activity, up 27% (six sales). ✅Sales improved annually in just three of the eight submarkets. Carroll Gardens/Boerum Hill/Red Hook had the largest increase, up eight sales. ✅Last week's most expensive deal was a penthouse residence at Quay Tower, featuring a private rooftop terrace with views of Manhattan.

It’s still competitive, but with a slight increase from last year, there’s a bit more room for buyers to find the right match. 🔹 Days on Market: Properties are moving quickly, with an average of 27 days on the market. This tells us that demand in Boston remains strong, especially in neighborhoods like Back Bay, South End, and Charlestown. 🔹 Interest Rates: Rates are around 7% right now. Figuring out where to invest is always an interesting decision. It isn't as easy as saying, "invest in NYC" because the area of NYC you are investing in matters. See my thoughts below 👇 If I told you that you could invest in a center city apartment building in 2006, you wouldn't know that we are about to experience a decade of gentrification and your rents were set to skyrocket. The gentrification of inner cities was huge when the millennials were entering the workforce but are they doing as well now? No. They are not. But why? I assume because Gen Z can't afford to live downtown and millennials are now 30+ and need more space... But most millennials are not married, so where are they going? They are going to the Inner Ring submarkets of major cities! These locations offer bigger floor plans, a little more green space (for small families and pets), and shorter commutes. Hindsight is easy, but the question is, "what's next"? Will the millennials follow the lead of their baby boomer parents and move to the suburbs in the 2030's? Will work from home make it so that center city apartment buildings don't receive the same demand they did 10 years ago? In the dynamic landscape of New York City's real estate market, recent shifts in commission structures for buyer agents have sparked a nuanced conversation. Despite new regulations and changes in multiple listing services (MLS) hinting at a potential decrease in buyer agent commissions, data shows that New York City, particularly in its new development sector, continues to offer lucrative opportunities for agents. The National Association of Realtors' (NAR) $418 million settlement, which mandates the removal of commission offers from MLS listings, does not directly impact New York City due to its lack of a conventional MLS. Nonetheless, local practices have evolved. Starting January 1, a new policy requires sellers in NYC to negotiate commissions directly with buyer agents, aiming to create a more transparent and potentially rewarding negotiation environment. At a recent panel hosted by The Agency and moderated by Kael Goodman, CEO of Marketproof, insights into the market's actual workings were discussed. Goodman highlighted that in Manhattan, where 190 new residential developments are active, about 40% offer a generous four percent commission to buyer agents, with another 40% offering three percent. In contrast, across the broader NYC area, commissions mostly range between 2.5 and three percent among the 682 buildings with new apartments for sale. These high commission rates are used as an incentive by developers to offset the cooling effects of higher interest rates on sales. For example, it was shared that some developers offer higher initial commissions to stimulate early sales, which might be reduced as momentum builds. Effective negotiation can yield commissions up to five percent, especially for larger or multiple unit transactions. Is There Still “Value-Add” in NYC’s Regulated Apartment Market? Since 2019, strict rent regulations have made value-add strategies, like capital improvements, unfeasible. With rent increases capped and deregulation prohibited, many assets now fall into “negative core” categories, where rising expenses erode cash flow. Despite this, opportunities remain. Investor exodus has suppressed asset values, creating pockets of mispriced properties for those who know where to look. While some believe deregulation is inevitable due to the unsustainability of current rules, any changes will likely be slow. While your article highlights broker fees’ burden on renters, it’s crucial to understand the broader context. In Manhattan, 75% of the market consists of co-ops, creating unique dynamics which experienced agents know how to finesse well. Intro 360 could disrupt this balance by shifting broker fees to landlords, potentially reducing the number of available listings online and making it harder for consumers to navigate the already complex co-op market. Unlike other areas, Manhattan lacks a centralized Multiple Listing Service (MLS), relying heavily on platforms like Zillow and StreetEasy. Agents must list on StreetEasy for Zillow syndication, as the REBNY Residential Listing Service (RLS), which most agents in Manhattan belong to, does not syndicate rental listings to StreetEasy nor Zillow. StreetEasy charges agents $8 per day per rental listing. Without exclusive listings, it’s harder for consumers to find rentals, leading to greater reliance on agents. Most agents here in the city work for large brokerages that take a share of commissions. After costs, many may opt not to list on StreetEasy if Intro 360 passes, disadvantaging renters. For no-fee rentals, landlords typically pay a one-month commission. If all rentals were no-fee, advertising on StreetEasy would be unsustainable. Fewer listings on public platforms could hurt consumers. Shifting broker fees to landlords could impact housing voucher recipients and agents who advocate for them. Despite anti-discrimination laws, voucher holders face hurdles. Agents educate landlords and ensure compliance with fair housing regulations, encouraging more rentals to voucher holders. If landlords pay agent fees, they may avoid voucher holders, as most vouchers currently cover brokerage fees. Intro 360 could disproportionately hurt agents of color, who face systemic barriers, and minority-owned small brokerages. If landlords are mandated to pay rental brokerage fees, they might prefer established agents or larger firms, marginalizing smaller, minority-owned firms. Considering these unintended consequences, we need solutions promoting fairness and accessibility for all parties.
