CoStar reports, lower- and middle-income renters in Los Angeles continue to struggle with economic uncertainty and increasing rental prices. This has resulted in less household formations and continued movement from greater L.A. to less expensive areas. The region's recent multifamily leasing activity has been dominated by higher-income earners looking for high-quality apartments — a contrast to U.S multifamily trends.Despite making up only around 15% of the market’s units, four- and five-star multifamily properties attracted 8,500 renters in the past 12 months — more than the 7,000 units that were recently built in the region. Vacancy in four- and five-star apartment buildings is at 8.4%, which is the highest among quality segments in Los Angeles, but lower than a recent peak of around 10% in mid-2023.In comparison to rising occupancies in higher-end communities, vacancy kept going up in one-, two- and some three-star buildings. One- and two-star apartments, which make up around 65% of units in greater L.A., witnessed negative demand of 2,100 units in the past 12 months. Three-star apartments, about 20% of the market’s units, saw demand for 860 apartments. As November's election approaches, it's crucial to continue discussing California’s Proposition 33 and its impact on the affordable housing crisis and #CRE as a whole. With 72% of renters reporting that rent places significant strain on them and their families—especially in California, as highlighted by the San Francisco Chronicle—the issue is more urgent than ever. Renters in California pay 50% more on average than those in other states. The SF Chronicle article acknowledges that #Prop33 will not solve California's housing crisis and highlights the hypocrisy of its main author, the AIDS Healthcare Foundation, which has routinely opposed the construction of new housing—the very solution needed to address the state's housing shortage.
