1. Chicago is going all-in on office-to-residential conversions, offering the most generous subsidies in the U.S. The city is putting up $150M to convert just four CBD buildings into 1,000 apartments, with 30% designated as affordable units. That's a big bet on the future of downtown living. 2. And it's no wonder why. Chicago's office market is in a world of hurt. Vacancy has skyrocketed from 11.9% to 16.3%, leaving the Windy City in a worse position than the U.S. average of 13.8%. To make matters worse, a staggering 75% of office-backed mortgages are either in default or at risk, the highest of any major metro. Yikes. 3. But Chicago has a unique advantage: a plethora of pre-WWII buildings that are ripe for conversion. If the city can transform just 10% of its vacant office space (11.7M sq. ft.) into residential, it could add a whopping 15,000 units to the market. That's a game-changer. 4. The biggest hurdle? The potential loss of property tax revenue. Plus, major tenants like Salesforce are already jumping ship, shedding 140,000 sq. ft. in its brand-new Chicago tower. If this trend continues, we could see millions more square feet of vacant office space in the coming years. If you're considering a move to Grand Rapids, Michigan, the time is now. In Q2 2024, the U.S. office market recorded the strongest quarterly leasing activity since the onset of the pandemic, yet, Grand Rapids is outperforming the national averages. Grand Rapids is seeing: - Low Vacancy: 12.7%, among the lowest in the nation. - Rising Rents: Average rents up to $25.95 p.s.f. due to strong demand and limited new construction. - Positive Absorption: Highest level since Q2 2022, with 95,412 s.f. absorbed in Q1. In contrast, the U.S. office market faces higher vacancy rates (20.5%) and negative absorption (8.7 million s.f.), despite a surge in leasing activity post-pandemic. Grand Rapids continues to thrive and is positioning itself for future growth and redevelopment opportunities.
