Many of the large real estate investors I've spoken to have called California uninvestable for the past few years, and unfortunately, things do not seem to be pivoting. Here are the key points highlighting the challenges: Corporate Exodus: Numerous companies, including major housing developers, are relocating out of California due to high taxes, stringent regulations, and a more business-friendly environment in states like Texas and Arizona. This trend has seen over 350 companies move their headquarters from California between 2018 and 2021, continuing into 2024​​. Insurance Exits: Major insurers like State Farm, Allstate, Farmers Insurance, and The Hartford are no longer issuing new homeowners insurance policies in California. They cite the increased risk of wildfires, rising reinsurance and construction costs, and a stringent regulatory environment as key reasons​​. Impact on Housing Market: The withdrawal of insurers is making homeownership increasingly difficult and expensive. Prospective buyers are left with the costly California FAIR Plan as their only option, which is significantly driving up homeownership costs​. CROSS-COLLATERAL BLANKET LOAN - Hard Money Bridge Loan The buyers of this Orange County industrial building acquired the property with no money down by providing two other properties as additional collateral for a 100% financing purchase. FCTD does several hard money cross-collateral bridge loans for investors buying a new property prior to selling one of their existing properties ("buy now, sell later"). Cross-collateral loans will contain a predetermined release clause or release amount to be paid when the additional collateral sells. In this case, the release amount required to be paid to the lender was 90% of the sale price, which allowed for real estate commissions, closing costs, and seller credits or repairs (~6% of sale price) to be paid with the sale proceeds. This left the seller / borrower having a small amount (~4%) going back to them and 90% of the proceeds paying down the hard money bridge loan.

Builder sentiment dropped for the first time in 6 months according to National Association of Home Builders, while the Mortgage Bankers Association Association reported this week that applications to purchase new homes are up 22% y-o-y. The FHA share of those apps was 26.3%, which is 8.3% higher than the survey average dating back to 2013.
