𝐁𝐨𝐞𝐢𝐧𝐠 𝐭𝐨 𝐢𝐧𝐯𝐞𝐬𝐭 $1𝐁 𝐭𝐨 𝐞𝐱𝐩𝐚𝐧𝐝 𝐒𝐨𝐮𝐭𝐡 𝐂𝐚𝐫𝐨𝐥𝐢𝐧𝐚 787 𝐃𝐫𝐞𝐚𝐦𝐥𝐢𝐧𝐞𝐫 𝐩𝐫𝐨𝐝𝐮𝐜𝐭𝐢𝐨𝐧 Boeing is expanding its South Carolina operations with a new Dreamlifter servicing and testing facility, an 8.2-acre concrete addition, and a new employee parking lot. The Dreamlifter, a modified 747 cargo plane, is critical for transporting parts for the 787 Dreamliner assembly. The project aims to streamline logistics near the assembly site, further supporting Dreamliner production. Despite challenges, including supply chain issues with heat exchangers and seat certification delays, Boeing remains focused on recovery. The company delivered 42 Dreamliners in 2024 and plans to increase production to five planes per month by year-end. 𝐈𝐧𝐝𝐮𝐬𝐭𝐫𝐢𝐚𝐥 𝐒𝐮𝐛𝐥𝐞𝐚𝐬𝐞 𝐒𝐩𝐚𝐜𝐞 𝐇𝐢𝐭𝐬 𝐑𝐞𝐜𝐨𝐫𝐝 𝐇𝐢𝐠𝐡 𝐢𝐧 𝐐3 Industrial sublease space reached record highs in 3Q 2024, with nearly 200 million square feet on the market—a 225% increase from April 2023. Yet the outlook is promising. According to a new Savills report, 80% of large sublease spaces analyzed last year have since been leased or removed, demonstrating strong absorption despite rising vacancies and new deliveries. Key trends: Changing tenant mix: 3PL providers now dominate subleases (37.5%), followed by food & beverage (13.3%) and manufacturing. Pricing advantages: Sublease rates average 17.1% lower than direct leases, offering cost-conscious tenants flexibility and savings. Strong demand drivers: Retailers and e-commerce companies are increasingly outsourcing logistics, boosting activity. Landlords face a competitive landscape as subleases become more appealing.
