This week, we hosted retail brokers at Swallow's Nest inside Finn Hall to share how Downtown Houston+ is driving retail growth. In 2025, we're investing $2.25M in grants to enhance street-level storefronts, revitalize historic façades and support impactful retail deals that align with our vision for a thriving Downtown. Our Clean & Safe teams, including Public Safety Guides and Cleaning Ambassadors, also work daily to ensure Downtown remains a welcoming destination for businesses, residents and visitors. These teams are on standby to assist with quality-of-life concerns—simply call 713-223-2003 for prompt support. We also presented the Keystone Deal Award to Jacob Ibarra and Tenfold Coffee Company, celebrating their move into Norton Rose Fulbright Tower as a vital addition to the Discovery Green and Avenida Houston area. Downtown's newest addition is raising the bar!🌱 Walter P Moore, Skanska and the entire project team behind Norton Rose Fulbright Tower achieved a LEED Platinum V4 certification, setting a new benchmark for sustainability in Houston. This milestone highlights Downtown Houston's leadership in cutting-edge, sustainable design excellence.
1550 on the Green achieved LEED® Platinum V4 certification, solidifying it as one of Houston’s most sustainable office buildings. Beyond operational efficiency, the project sets a benchmark in addressing embodied carbon—the upfront emissions due to manufacturing building materials and construction. Our team collaborated with Skanska to perform a Whole Building Life Cycle Assessment (WBLCA) during design, identifying and reducing CO2 “hot spots” in critical areas like the floor and foundation systems. Tools like the EC3 Calculator ensured supply chain accountability and prioritized materials with Environmental Product Declarations (EPDs). The project team also collaborated with Cemex to commit to delivering the first concrete mix-specific EPDs in Houston, paving the way for measurable progress in reducing embodied carbon impacts. Today I accepted an award presented by Downtown Houston+ on behalf of The Wideman Company for the IWG leasing deal which was the largest office lease signed in Houston this year. International Workplace (IWG/Regus) leased 65,000 square feet at 708 Main St. I also had the opportunity to discuss some of the exciting projects in the pipeline with local brokers to share the vision of selling downtown to prospective tenants. It was also great to learn about the initiatives DH+ is leading and learning more about how DH+ can help downtown stakeholders be successful. Jones on Main Trivia: Did you know that The Gulf Oil Building, now known as Jones on Main, stands on land donated by Charlotte Baldwin Allen - who is known as the “Mother of Houston.” Charlotte played a major role in the city’s development by donating land to Houston’s early growth. Her contributions helped shape the foundation of what would become downtown Houston. The Allen family, particularly Augustus and John Allen, are credited with founding Houston in 1836, but it was Charlotte, Augustus’s wife, who ensured their vision became a reality.
