The example of Canary Wharf Group shows perfectly how hybrid work has reduced the attractivness of single-tenant office towers in remote locations. Diversifiying into residential is one possible solution but the conversion of such towers is not always possible. What‘s the read-across for the Zurich office market? The Zurich north area also shows the largest office vacancies and tenants like Zurich Insurance are already trying to sublet unused office space in their Swiss HQ. It was a Monday night and my turn to host at our new PATRIZIA London offices in Endell Street, Covent Garden, followed by the pub across the road, but that didn’t hold us back on our lively discussions and debate on the current UK & European real estate markets and our forecast predictions…. Another great quarterly catch-up with our Urban Land Institute mentoring group with Adam Lewis MRICS @Tosin Oke BofA Mateo Luca-Lion (with apologies from Edward Lawrence & Sandeep Chada - next time!) covering some of the following hot topics: - if you had £100million to invest tomorrow where would you put it? Rental residential sector and data centres came out on tops across the group - no surprises there then 🏠 - predications for a real estate recovery and uptick in market activity all centred around Q3-Q4 2025, so in c.12+ months time, although everyone agreed the current UK economic climate was fragile in a volatile world. Let’s see if we are right💡 - all agreed that the London real estate market is by far the most attractive and international of all the UK & European cities with the strongest draw for workforce talent and pools of investors. Appreciated we are all slightly biased on this(!), but I don’t disagree 🏙️ - what affect will the new Labour government have on UK real estate - ease planning process, push for housing delivery, or more of the same? 🌇 - what makes a successful real estate operator - we discussed the people and companies we most admired - including some of the property giants of the last 15+ years - and more recent superstars 🤩 - how best to learn and evolve as individuals working in real estate - and how best to network, network, network 🤓 - all were envious of our new offices & facilities and the surrounding CG location too, which was very well received 😍 Mentoring is such a two-way street, and I learn so much from everyone in our group just as much as hopefully they learn from me, as we build upon our strong business relationships and network base - so was delighted to give my usual Monday night spot on my home sofa and TV a miss last night 🙌🏻 #uli #mentoring #realestate #mondaynight Brendan Lynch

Overall, we are confident that the UK economy will transition from recession to recovery over the course of this year.

It feels like the decision around workspace is more strategic than ever with businesses trying to strike the right balance between running efficient portfolios and managing future growth and variable occupancy during the week. With occupancy patterns continuing to evolve it makes sense that businesses seek optionality when making early decisions on thier occupation - what is interesting, and surprising to some, is that most of these options are then excercised and that the data shows that most businesses who move continue to end up in more space. This growth is obviously good news for London generally, as it shows that business cotinues to thrive here. But it also shows that these businesses, having taken the time post Covid to assess the role of the office, to listen to thier people and to gather data, recognise the value of having the right space. This very much reflects what we are seeing in our portfolio - strong demand from a broad range of customers looking for the best space with a partner who can provide them with the flexibility needed to manage changing business requirements. It's interesting to see that London’s £5 million-plus residential market stayed resilient in Q2 2024. 🏡 Despite some caution, transactions are significantly stronger than pre-pandemic levels. With 120 sales totaling £1.27 billion, and the £10 million-plus market also performing well, it’s clear the demand for prime London real estate remains strong. See more:

This week, we hosted the Knight Frank Q2 Land and Development Quarterly Review. We brought together a prominent group of developers, funders, and landowners across London and the Southeast to gain insights into the ongoing challenges in the market. The event sparked engaging discussions over breakfast and the notable takeaway was the positive sentiment beginning to emerge. Interestingly, many developers expressed optimism about the expected comeback of the Build to Sale market in Q3/Q4 this year. So, what's needed to really kick things into high gear? A thoroughly enjoyable morning of discussion about the current state of the market. Charlie Barke is spot on as to the level of human disruption we are seeing (will we ever learn the lessons from our own history); Amy Rusack (White) made the valid point around us continuing to “pretend and extend”, how sustainable is that as an approach? Not at all biased, but our panel placed their money on logistics, housing/living sectors, and prime office as good bets for 2024 and beyond. Charlie Barke went out on a limb to proclaim retail and retail warehousing in particular, will be back! David Woodward declared we should look at burgeoning economies, follow the jobs and then look at housing (David’s money is on Derby, you heard it here first!) Christina Rehnberg brought us all back to reality to recognise the real work we still need to do as a sector to meaningfully address the significance of the “E”, “S” and the “G”. As we move forward trying to navigate elements entirely outside of our control (geopolitical risk, upcoming global elections and ever changing interest rates); we optimistically all agreed that we are looking forward to our industry reaching that “pivot point”. Colliers' latest #Living snapshot from Damian Harrington, Luke Dawson, Istvan Toth and Paddy Allen highlights a myriad of factors for the ongoing appeal of the Living sector: 🏘 Continued Dominance of the Living Sector: Despite a significant drop in investment volumes in 2023, the living sector remains highly attractive to investors, capturing around 26% of all activity in EMEA markets. Factors such as strong supply/demand fundamentals and varied product preferences contribute to its resilience. 📈 Impact of Interest Rates on Housing Choices: Higher interest rates have led to increased renting, particularly in Multifamily (MF) and Built-to-Rent (BTR) units, as mortgage repayments become more expensive.
