Could it also assist with the provision of building information at Gateway 3 of the Building Safety Act? The planning for gateway 3 “starts at the beginning of the building control process, to ensure that a programme is in place to allow the collection of all necessary information, right from the start. This is the ‘Golden Thread’ of building information.”

1 project, 1 solution: How 3 contractors use Field View on Rochdale Riverside Field View is being used on the Rochdale Riverside project, titled Upperbanks.   This will include two blocks of nine and ten story apartment blocks delivering 242 one- and two-bedroom apartments. It will also feature a 146-bedroom hotel and the potential of 43,000 sq ft of offices. Not only is it being used by the main contractor at the helm of the project, Willmott Dixon, but three specialist contractors are also using Field View on the build. These three varying businesses have managed to take site processes that were laborious and time-consuming and turn them paperless. The result? The weaponisation of security for expenses under section 12 of the Party Wall Act. I have come across two scenarios, and am aware of more, of party wall surveyors using security for expenses to punish building owners. This must be challenged, and must be stopped. Two real examples concerning residential loft jobs: Example 1: A adjoining owner surveyor had taken months to organise a schedule of condition, and the building owner's surveyor stated this was 'poor'. The adjoining owner's surveyor responded 'given your attitudes so far I feel a preliminary award obtaining security for expenses may be appropriate.' Example 2: With an award agreed, an adjoining owner's surveyor submitted his fees, which the building owner's surveyor challenged, causing a reduction. The adjoining owner's surveyor then made a request for £5,000 to be held in escrow. What we have here, is security for expenses being used as a tool by surveyors, to try to get compliance from their counterpart. 'You must agree to xyz or else I will request security.' What do you think the party wall community should be doing to combat this problem?

Attention Homebuilders, With the deadline fast approaching do you have a tanking system in place and ready to go, now the NHBC have confirmed this will start from January 2025. You can find the guidance under NHBC  TG No. 9.2/06, this guidance comes into effect for every NHBC registered home whose foundations begin on or after 1st January 2025, including the use of offsite manufactured bathroom pods. After the deadline all rooms covered within document HB3109 11/24 W010cc are required to be tanked with a waterproofing process that conforms to EAD 030352-00-0503, for liquid applied waterproofing. The Aquaproof test  was undertaken by the DIBT (Deutsches Institut fur Bautechnic), they carry out CE, EAD and ETA assessments and testing. You will see that the Koster Aquatecnic’s Aquaproof system has been tested against the above EAD and has an ETA (European Technical Approval). Koster Aquatecnic are the only manufacturer in the UK to have this approval, which will imminently be required on all NHBC projects involving baths, showers, wetrooms and bathroom pods.
