July Property Data Recap 🏘 UK rental price growth was close to all time high, with London being the region with the highest rent inflation at 9.7%. Overall, house price growth remained flat, reflecting the high borrowing costs and low availability of stock. Our latest UK real estate market views - April 2024: - Market hanging on interest rate news, with first cuts now not expected until August/September - Investment volumes remain very weak; Q1 was the slowest start to a year since 2009. - Office values continue to slide; M25 values down further than GFC. West End most resilient. - In contrast, Industrial and Retail Warehouse values appear to have stabilised. - PMA forecasts imply that most sectors have bottomed out, except regional offices and weaker shopping centres/high streets.

Buy-to-let returns reach record high as landlords profit from rising rents Exciting news for buy-to-let landlords according to an article released by thisismoney.co.uk They say new data from estate agent Hamptons shows gross yields on new buy-to-let purchases have reached a record high of 7.2% in 2024. This surge in yields is the result of rental prices spiking since 2020, while house prices have remained relatively flat. Despite higher costs and stricter regulations, landlords are still enjoying bumper rental returns, with rental prices continuing to increase. This positive trend is making it easier for landlords to buy properties with higher yields. Aneisha Beveridge, head of research at Hamptons, predicts that rents will likely continue to outpace house price growth in the coming years. However, it's important to consider the impact of higher interest rates on mortgage costs for landlords. The average two-year and five-year fixed rate buy-to-let mortgages are currently hovering around 5.25%, significantly higher than pre-2022 rates. Despite this, Aneisha Beveridge notes that a typical higher-rate taxpaying investor should still turn a profit in the first year of owning a property, which is definitely a step in the right direction. While the proportion of homes being bought by landlords has fallen to a 14-year low, experienced landlords are likely to drive growth in the sector in the future. The North West and Wales have seen significant jumps in rental yields, with London also becoming more attractive for buy-to-let investments. Overall, buy-to-let remains an attractive investment opportunity, especially for those willing to invest for the medium to long term. With rents rising above inflation and property prices maintaining an upward trajectory, landlords have the potential to generate strong rental income yields and see their equity increase over time.
