The Nigerian housing and construction industry might not reach its full potential until this happens. Access to funding in the Nigerian construction industry has been one difficult issue to handle. In some cases, funding comes in bits with high interest rates while in others, funding isn’t accessible at all. This hampers the true potential of the housing and construction industry here in Nigeria and creates an unequal ground for us and other countries that have steady access to cheap funding. The figures worked: Site Purchase: £370,000 Build Costs: £950,000 Loan Costs: £60,000 Add Costs / Fees: £40,000 GDV: £1,850,000 Targeted Profit: £430,000 To cut a very long story short the developer approached us when the build was 75% complete, contractor had received all of their money and had walked, leaving behind a mess of a development. Nothing was built in line with either planning or regulations and full remedial works were required. Remedial works of £250,000, additional loan costs of £40,000, the developer will very lucky if they end up breaking even. My first flip project with a JV partner, purchased using a mix of investors’ funds and a bridging loan. Project Grosvenor 2-bed bungalow in NE33 **Purchase Price:** £145,000 **Refurb:** £25,000 **Sold for:** £209,000 **Builders on the project:** 3 🤦🏻‍♀️ **Sleepless nights:** 357 😂 **Swear words learnt during the process:** 874,626 🤬 Starting a new project is exciting, but things often don’t go as planned, which can be beyond our control. Challenges began during refurbishment; our builder disappeared, and the replacement wasn’t better. We did the work ourselves, focusing on every detail to enhance the property. It saved us money (not paying full builder fees) but cost us time. We sold the bungalow three times, but each buyer withdrew after weeks in legal. No issues with the property; they changed their minds or couldn’t secure funding. Facing the end of our bridging loan, we switched to a Buy-to-Let mortgage and rented it out. While not ideal for a high-standard flip, the rental income covered the mortgage and with the equity released we paid back our investors. The project lasted 24 months from purchase to sale, bringing with it sleepless nights, a steep learning curve, and a valuable experience. Looking at the positives, I didn’t lose any money, and now my JV partner and I laugh when we remember the experience. Over many years of working in the real estate sector, garnering information from people far more educated than myself, practically and formally; when it comes to buying residential properties in London I have concluded the following. If it less than 70 yrs old don’t touch it, and if it's older than a 150 yrs old run for the hills. The sweet spot is somewhere in between, as with every rule, there are exceptions. The reasoning behind this advice? Less Than 70 Yrs old AVOID THEM IF POSSIBLE: The advice here is to be cautious when dealing with properties that are less than seventy years old. These newer properties might have certain issues or risks associated with them: BUILD QUALITY: Some newer buildings may have been constructed quickly or with cost-cutting measures, potentially leading to structural or maintenance problems. LEASEHOLD ISSUES: Many newer properties are sold as leasehold, which means you don’t own the land outright. Leasehold terms can vary, and some may not be favourable. WARRANTY PERIODS: New builds often come with warranties, but these may not cover all issues or last indefinitely. As with every rule there are off course always exceptions, as some some well-built, modern properties can be excellent investments. It’s essential to assess each property individually. Older Than 150 Yrs: RUN FOR THE HILLS: I advise people to approach buildings older than this to exercise extreme caution. Why you ask? MAINTENANCE CHALLENGES: Older properties may require extensive maintenance, including costly repairs to historical features. LISTED BUILDINGS: Some older properties are listed buildings, meaning they're protected due to their historical or architectural significance. While this protection is valuable, it can also limit modifications and repairs. DETERIORATION: Over time, older buildings suffer from wear and tear, dampness, and other issues. As with every rule, there are always exceptions, some historic properties are well-maintained and highly sought after, they can be charming and unique homes. The Sweet Spot, for me has always been somewhere in between, as these properties often strike a balance between character and modern amenities, they may have stood the test of time, yet still offer potential for customization and improvement. WHY? CHARACTER: Properties in this age range often have character features like high ceilings, period details, and are usually very solidly constructed. PRACTICALITY: They are less likely to have the maintenance challenges of older properties while avoiding the potential pitfalls of newer builds. One caveat, please remember that every property is unique, and individual circumstances matter. It’s essential to conduct thorough research, consider your own preferences, and always, always ALWAYS, seek professional advice when buying property, in London or anywhere else for that matter. #property #investor #investmentproperty #investment #luxury.

The iconic CMS bookshop, a structure of 100+ years is still standing solidly in Lagos while some new structures under construction do not make it to completion before collapsing. How ironical! There must be something fundamentally wrong in the approach to construction that is responsible for the frequent collapse of buildings in recent times! Business Rates - Changes to Empty Rates Relief The temporary occupation of vacant properties has become an established process among landlords and rating agents in order to trigger Empty Rates Relief following the High Court decision of Makro Properties Limited v. Nuneaton & Bedworth BC [2012]. In this case it was held that the occupation of a very small percentage of a warehouse was sufficient as rateable occupation which allowed the claimant to claim Empty Rates Relief when the occupation ceased. There are different types of qualifying temporary occupation including the installation of bluetooth/wifi transmission boxes and storage of furniture etc. To qualify, the process has previously required occupation for a period of 6 weeks. On removal/vacation of the premises, the local authority would be informed that the liability has transferred back to the Landlord, restarting a period of Empty Rates Relief for 3 – 6 weeks depending on property type before the process is repeated again. Consequently, landlords of vacant properties have been able to reduce rates liability over long periods reducing non-domestic rates revenue which has not gone unnoticed by the government. At the Spring 2023 budget, the government announced a consultation to look into the ‘avoidance measure’ of temporary occupation. The consultation has now concluded resulting in a significant change. For temporary occupation starting from 1 April 2024, the occupation period of 6 weeks has been extended to 13 weeks before Empty Rates Relief will apply. We understand this is the first of a number of measures the government is looking into to reduce the tactical business rates mitigation model that has become established in the industry. In practice, this means that the process of installing equipment or storing furniture will still be permitted in line with the leading case law. However, with the extended period of occupation required in order to re-activate the empty rates relief, this is likely to reduce the benefit for properties with lower rateable values, particularly where third parties are involved in the process and generally charge a percentage of saving. As things stand, the process is still worthwhile for Landlords of properties with larger rateable values, particularly for industrial premises which qualify for 6 months Empty Rates Relief, but the changes will reduce the frequency of these Empty Rates Relief periods occurring.
