【Property acquisitions market expected to heat up in H2⏳】 The property industry in Vietnam is expected to see an increase in mergers and acquisitions (M&A) activity during the second half of 2024. Many property developers lack resources and access to capital, while their costs are rising. Selling projects to other investors would help them maintain their operations and restructure debts. Foreign investors are eyeing opportunities in the Vietnamese real estate market, especially in segments that could generate immediate cash flows such as resort real estate, shopping malls and office buildings. However, these types of projects typically take 10-12 years to break even, so foreign investors with medium- to long-term plans are more likely to be interested. The real estate markets in HCMC's satellite areas like Binh Duong, Dong Nai and Long An provinces are considered attractive due to ample land supply, low prices and good infrastructure. Local developers are also gearing up to acquire land through M&A deals. After being dominated by foreign investors in 2023, domestic businesses are expected to make a comeback in the M&A market in 2024.
