Savills Research shares that the leasing volume of private residential units has increased by 3.1% year-on-year. CBRE Asia Pacific's has launched the 2024 APAC Office Occupier Survey, which features insights from 130 corporate real estate executives across Asia Pacific on the latest workplace trends and implications for the region. The insights from our latest report have been invaluable in understanding how to create environments that attract employees into the office and support their productivity and well-being. The survey finds that managing costs remains a paramount concern. Nearly two-thirds of respondents cited lower rents as the critical factor influencing office lease renewal decisions, while half of respondents reported better lease terms, cost-savings, better amenities, and services are the top factors driving relocation. Japan retained its position as the most active commercial real estate market in the Asia-Pacific region in Q1 2024, with volumes up nearly 30% from the previous year. Pamela Ambler, JLL’s head of investor intelligence and strategy (Asia-Pacific), reported almost US$11.5 billion worth of investment deals recorded in Japan during the quarter. Jon Tanaka of Hines emphasized Japan's liquidity and low interest rates, stating, "Japan remains the most liquid of the major real estate markets." Christine Li of Knight Frank noted that most investors remain unfazed by the interest rate hike, citing Japan's attractive cash-on-cash returns. Christopher Pilgrim of Colliers highlighted Japan's favorable outlook due to its emergence from a long period of deflation. Yu Jin Ow from CapitaLand Investment emphasized Japan's appeal to offshore investors, citing its sizable and deep real estate markets and strong demand-supply fundamentals driven by demographic and industry trends. Chinatsu Hani of CBRE noted a shift towards value creation strategies amid narrowing yield spreads caused by rising interest rates. Serena Teo, CEO of CapitaLand Ascott Trust, expressed the trust's commitment to exploring lodging opportunities in Japan's key gateway cities, underscoring its existing portfolio across various asset classes in the country. Beyond Japan, Neil Brookes of Knight Frank pointed to opportunities in Australia and South Korea, while David Fassbender of PGIM Real Estate highlighted Australia's pricing correction across sectors. Despite challenges in China, investors like PGIM Real Estate remain cautiously optimistic, with selective opportunities being pursued. Big News: Investors are discussing plans to construct a mixed-use tower potentially aiming to be the world's tallest building here in Thailand. Thai Prime Minister Srettha Thavisin met with a group of Middle Eastern and Chinese companies including Emaar Group, Broad Group and Vatone Group and discussed plans to “build the world’s tallest building in Thailand,” he said in a post on X on Friday.
