🤝CapitaLand Investment’s (#CLI’s) wholly owned lodging business unit The Ascott Limited (Ascott) signed a Memorandum of Understanding (MOU) with SG Enable forging a long-term partnership that is the first of its scale in Singapore’s hospitality industry to elevate disability inclusion and set new standards for accessible accommodation.   The MOU was signed by Ms Siew Kim Beh, CLI’s Chief Financial & Sustainability Officer, Lodging and Ascott’s Managing Director, Japan and Korea and Ms Ku Geok Boon, SG Enable’s CEO, witnessed by Mr Eric Chua, Senior Parliamentary Secretary, Singapore’s Ministry of Culture, Community and Youth & Ministry of Social and Family Development.   Ms Beh, said: “As a leading global hospitality company headquartered in Singapore, our vision is to strengthen Ascott’s culture of care and respect by cultivating a more inclusive operating environment for both guests and associates. Bangkok hotel supply to grow at a 3.3% CAGR by 2027 Over 19,2000 new hotel rooms are expected to enter the market. According to JLL, in H1 2024, 10 hotels opened, adding 1,959 new rooms to the existing hotel supply. Between 2024 and 2027, Bangkok will count a total of more than 19,200 new hotel rooms, representing a CAGR of 3.3%. The existing hotel room supply (as of YTD May 2024) in Bangkok is mainly represented by two segments – midscale and upscale. JLL added that midscale hotels account for 38.1% of the total room supply, with Sukhumvit being the most popular hotel development area. Strong investment in Japan hotels set to continue in 2025 says Colliers According to Colliers’ Japan Hospitality Insights report, tourism has surged since Japan relaxed national borders, reinstated visa-free travel and relaunched a travel discount scheme. Having recently returned from #Bangkok for SEAHIS 2024, a common theme amongst operators was that post-pandemic, owners of hotels have become more sophisticated, more accustomed to the asset class and have more knowledge from an operational perspective so are increasingly "diving into the details" so to speak and looking for greater control or influence. Here comes the rise of franchise agreements in the region, and how best owners can utilise the "operator stack" to drive performance and long-term profitability versus the sometimes misaligned short-term views of HMAs incentivised at the GOP level. The concept of performance clauses within franchise agreements was a well-attended session, benchmarking system delivery proportionally versus other channels to negate the operator element. White label operators continue to make headway with the latest rounds of agreement renewals which has been tried and tested in North America and Europe for decades, will be interesting to watch this space playout given the sharper margins between agreements up north. “Average Daily Rates (ADRs) in both cities [HCMC & Hanoi] have exceeded historical levels, reflecting the growing demand from both international and domestic travelers. That high reflects high demand. Importantly for the tourism industry, as of July 2024 Available Aircraft Seats were just -2% of July 2019 levels. Swire Properties to close The Opposite House in Beijing after 16 years of operation, as it eyes redevelopment to retail property. The first hotel ever to be developed by Swire, TOP Hoteliers recruited at the pre-opening time of this 99-room hotel, the group’s first. In a market that was dominated by cookie-cutter international hotels this hotel was different and became a market leader in rate, when everybodies' rates drop, POST Olympics. The Food & Beverage of this hotel was every hoteliers' envy, and many a hotel GM or owner wished to have a hotel like The Opposite House. In the media we read so much about new hotel openings, but seldom about it, when they close. This news is more tale-telling NOT that the Chinese Economy is down, but that other hotel operators looked in awe what this hotel company did, Swire is after all not a Hotel Management Company, but a conglomerate that could stomach a loss. One clear sign of Asia’s economic maturation is the surge in international schools. These are rapidly proliferating across the region and are no longer just the domain of local wealthy families and expatriates. Education is highly valued in the Asian context, attracting students from the country where the school is located and benefitting from the massive surge in global migration. One key example of this trend is the resort island of Phuket in Thailand, where there are currently 13 international schools. As Thailand goes through a Credit Freeze, the next round of private investment will be the privy of only 5 Thai families. These families can afford the necessary to pay for casino licences. Quote - " an entertainment complex must acquire a licence to operate, which is valid for up to 30 years. An operator must also pay Bh5b to register, plus an annual payment of Bh1b. The complex will be assessed every five years. After 30 years, the licence can be renewed for another 10 years. Individuals under the age of 20 are prohibited from entering such venues. The complexes are open to all foreigners, but Thai citizens must pay an entrance fee of Bh5,000 Under the bill, a policy board will be set up and chaired by the prime minister. It will be responsible for setting the rules and regulations governing gaming complexes. The minister previously said the project will have a significant impact on the economy, as the global business value of casino-based entertainment in 2022 amounted to US$5 trillion (53 trillion baht), with the figure expected to rise to $2.2 trillion by 2028. Entertainment complexes generate huge income for many countries each year, he said. The territory with the largest casino-based entertainment complex business is Macau, which has a population of only 690,000 but brings in up to $32 billion from this business, he said. In the next 5 years, investment totalling Bh100b will enter to build these multiplexes and the minimum profits expected will be Bh5b to Bh10b/annum against these investments. Thailand is at a juncture & the Shinawatras have to proof their competency. They will balance the edicts of the old guard with the thinking of Asia's youngest Prime Minister. Thailand does not want to be left behind and with new investments coming into aviation hubs event management HSR (high speed rail) and now GAMING We may not be all going to Heaven with the sins committed in gaming but I believe Singapore IRs will be given a run for their buck if Thailand comes into the picture. Because Thailand can add much more toppings on this cake than Singapore can.
