I am honoured to be part of the panel entrusted to present this year’s #TemasekReview, which launched today.   2024 is a special year for Temasek as we commemorate 50 years since our inception in 1974. Our theme this year, "With Tomorrow in Mind", aptly reflects how we have grown alongside Singapore over the last 50 years, transforming ourselves from a Singapore holding company to a global investment company.   As at 31 March 2024, net portfolio value (NPV) was S$389 billion. Marking our unlisted assets to market would provide S$31 billion of value uplift, bringing our mark to market portfolio value to S$420 billion this year – up S$9 billion from the previous year on the same basis. This was largely due to our returns in the US and India and offset by the impact of China’s capital markets in recent years.   Our 20-year and 10-year Total Shareholder Return (TSR) remained stable at 7% and 6%, respectively. Metrics such as our NPV and longer-term 20-year and 10-year TSRs are more indicative of our performance and are aligned with our mandate to generate sustainable returns over the long term.   To build a resilient and forward looking portfolio, we focus on four structural trends – Digitisation, Future of Consumption, Longer Lifespans and Sustainable Living. Our trends-aligned investments have now grown to 39%, from 13% in 2016. For example, decarbonising buildings is a focus area for us, and is key to reducing global carbon emissions. Our portfolio companies such as CapitaLand and Mapletree are paving the way in developing green buildings.   On a personal front, 2024 is also a special year for me as it marks my 20th year in the company. 2004, the year I joined, was when Temasek first stepped out of Singapore and grew within emerging Asia, opening investment offices in India and China. A decade later, we opened our offices in the US and Europe, expanding our global footprint to tap on opportunities as they emerge… and this journey continues to this day.   Temasek’s evolution has been an exciting journey of Resilience, Growth and Purpose. Among Asian countries, Korean office workers have the highest average office occupancy rate, and the rental market continues to thrive,” Jang told Mingtiandi on Friday. Jang said that the tight leasing market has attracted investors to secure a slice of Seoul despite an anticipated surge in new supply through 2026. “Investors continue to show sustained interest in the market. Notably, high-quality, stable assets with adjusted prices are at the center of these transactions. The projected investment volume for 2024 is expected to rise modestly compared to the previous year,” she said.

My two cents on the upcoming Policy Address with SING TAO NEWS CORPORATION LIMITED 星島新聞集團 Interview: 1. The government can consider allowing applicants of the new Capital Investment Entrant Scheme (#CIES) to invest in residential properties, but that should be limited to properties above a certain price level so as not to compete with local first-time buyers and upgraders. 2. The supply of subsidised housing should be increased to cater to the aspirations of #youth in homeownership. The government can also consider setting up a dedicated saving scheme for youth buying subsidised housing. 3. More flexibility and incentives should be provided to encourage the private sector to participate in #PPP in land development in view of the tight fiscal condition of the treasury. #PolicyAddress #PA2024

𝐒𝐢𝐧𝐠𝐚𝐩𝐨𝐫𝐞 𝐋𝐚𝐧𝐝𝐞𝐝 𝐏𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐌𝐚𝐫𝐤𝐞𝐭 𝟏𝐇𝟐𝟎𝟐𝟒 𝐚𝐧𝐝 𝐋𝐚𝐧𝐝𝐞𝐝 𝐒𝐡𝐨𝐰𝐜𝐚𝐬𝐞 The prices of Singapore’s landed residential properties are still rising, albeit at a more moderate pace of 4.5% in 1H2024 compared to 7% in the same period last year. It was reported that the total sales value of landed property transactions in 1H2024 grew 18.3% to $2.6 billion from the $2.2 billion recorded in 2H2023. Observations on the ground indicate continued interest in landed homes from private home upgraders, high net worth individuals and boutique developers. Having spoken to many private home upgraders, there is apparently a preference for new landed homes by boutique developers over old, landed homes due to the need for immediate occupation. Most buyers spoken to also do not wish to wait out the long period for reconstruction or complicated addition and alterations if they were to buy old houses in their original condition or with unsuited layout configurations. Some have also voiced their concerns about potential cost overruns during the construction or renovation process. Nonetheless, the allure of a refined lifestyle in a landed property, especially with a prestigious address, often proves hard to resist. Each land plot and unique house attributes is to be individually assessed for its value. Price comparison is often meaningless, especially in the high-end segment.  At this half-year mark in 2024, I felt it is timely to share a compilation of landed homes that my team is marketing. From terraced houses below $5 million, to high-value bungalows above $15 million, we have something for every buyer profile. HDB has announced that more flats have been completed, which is good news for home buyers. Although the increase in supply may not immediately impact home prices, it will help moderate or slow down the price increase in the long run. Lianhe Zaobao 联合早报: Savills Singapore’s Q1 Residential Leasing report shares that in Q1, the number of leases contracted for non-landed private homes (excluding executive condominiums) decreased by 2% year-on-year to 19,680, which was also about 10% lower than the average of the first quarter of the past five years. This is due to weak economic growth and recruitment activities affecting the private residential leasing market, thus extending its downward trend. George Tan, Managing Director, Livethere Residential, Savills Singapore says, “Lately, feedback from some agents indicate that they are receiving more enquiries from younger singles or couples. This seems like another cycle is building for a new batch of incoming professionals.” Alan Cheong (GradStat), Executive Director, Research & Consultancy, Savills Singapore adds, “It seems the rental market has turned from a landlord to a tenant’s market. If the feedback that another wave of younger professionals are arriving is true, it may support rents for room lettings or co-living premises.” However, he maintains his expectations of a 5% year-on-year decline in rents for the full year. The government land sale (GLS) tender for a residential development site at Upper Thomson Road closed this week without getting any bid from property developers. This is the first time in 23 years that a GLS residential land tender did not draw any bid from developers. Although Upper Thomson Road (Parcel A) site is near the Springleaf MRT station, the location is not suitable for a serviced apartment development as it is far from any centre of employment. Furthermore, there is an absence of retail, food and beverage outlets and other amenities to make the life of residents more convenient. In addition, the developer of this site must build long-term service apartments (SA2) as part of the overall development. Not every developer is keen to build and operate serviced apartments. Additionally, the absence of developer’s bid reflects the uncertain and cautious climate in the land sale market.
