Amazing news for buyers in major markets that wanted to break into the $1-1.5M purchase price range without the full downpayment
The government has announced today a bunch of reforms, but the one in particular that should get people excited is increasing the insured mortgage cap from $1M to $1.5M (meaning people can now buy at this price point with less than 20% downpayment). This should amplify demand on detached, semi and townhome properties in major cities that are typically in that price point. This unfortunately should further excacerbate downward price pressure on condos as people can now skip the condo ownership stage and go straight to their starter home with a lower downpayment. My prediction is that the government will exempt rental properties from the capital gain increase and allow foreign buyers for condos to avoid a worsening of new build condos hitting the market Link in comments
