Should we expect a plateau in Australian land prices? The latest Rural Bank Australian Farmland Values Report highlights a significant milestone: a decade of continuous growth in Australian farmland values! We should now expect a period of consolidation and a plateau in values. In 2023, the national median price per hectare increased by 6.4%, capping off ten years of growth. However, the pace of this growth has slowed significantly compared to previous years. According to Andrew Smith, Head of Agribusiness Development at Rural Bank, "The key drivers of farmland values look set to remain in a holding pattern in 2024. It is increasingly likely that the market will now see a plateau in farmland values." Key points from the report include: - The national median price for Australian farmland has tripled over the past decade, with a compound annual growth rate (CAGR) of 11.6%. - In 2023, the median price per hectare reached $9,575, marking a decade of uninterrupted growth. - Western Australia stood out with a 32.6% increase in median price in 2023. Strong demand and record low supply have driven farmland values to new highs, especially in Western Australia, South Australia, and Tasmania. However, challenges such as declining livestock prices and drier conditions have impacted demand in grazing regions. Improved summer rainfall and neutral climate forecasts for autumn and winter have boosted confidence for 2024. While this may not lead to a surge in land purchases, it could reduce the pressure on landholders to sell, keeping supply limited. In 2023, 6 million hectares of farmland were traded, with a total value of $14.5 billion. 19 August is Equal Pay Day, marking the 50 days into the new financial year that Australian women must work to earn the same, on average, as men did last year. There is still some work to be done within agribusiness as we work towards pay equality. Results from the Agribusiness Salary Review show overall female salaries are 18% lower than male salaries. Looking at gender gaps within the same role, female employees in agribusiness earn an average 7% less than their male counterparts. At CEO level, the discrepancy is over 35%. Prices for wheat, canola, feed barley, and lamb all experienced gains in June, according to NAB’s July Rural Commodities Wrap released this week. Farming My previous post touched on how NZ farmers achieved superior productivity compared with other industries with MFP productivity gains of 189% over the period 1978 to 2023. With Feildays coming up soon at Mystery Creek, and being an attendee, I thought it could be worthwhile talking about farming and food production. Farming has its challenges but is a fantastic sector. Worldwide, food production is responsible for nearly 20% of greenhouse gas emissions and is a major driver of biodiversity loss and land use change. It demands substantial amounts of fresh water and contributes significantly to nitrogen and phosphorus pollution. In response to these challenges, global investment in agricultural technology start-ups has surged over the past decade, spurring rapid advancements in research and development. NZ is no exception to this and it’s always fascinating to do the rounds at Feildays looking at the latest technology on show. Global innovations include microbe-coated seeds that enhance resistance to pests and extreme weather, reducing the need for pesticides and synthetic fertilisers. Precision farming techniques are revolutionising the sector. For example by using GPS technology for detailed field mapping and deploying Internet of Things (IoT) sensors to monitor soil moisture and micronutrient levels, farmers can optimise their use of resources, reducing waste and improving crop yields. These technologies enable more efficient water usage, targeted application of fertilisers, and precise pest control, all of which contribute to more sustainable agricultural practices. Advancements in drone technology and autonomous machinery are allowing for more precise monitoring and maintenance of crops. Drones equipped with multispectral imaging can assess plant health and detect early signs of disease, while autonomous tractors and harvesters can operate with high efficiency and minimal human intervention. Vertical farming and hydroponics are also gaining traction as sustainable alternatives to traditional farming. These methods use significantly less land and water and can be implemented in urban areas, reducing the distance food needs to travel from farm to table. This not only decreases transportation emissions but also provides fresh produce to urban populations year-round. More controversial (in NZ) is Biotechnology with offshore researchers developing genetically modified crops that are more resilient to climate change, pests, and diseases. These crops can thrive in less-than-ideal soil conditions, further reducing the need for chemical inputs and allowing for more sustainable use of agricultural land. The intersection of technology and agriculture is paving the way for a more sustainable future. For NZ, further productivity gain opportunities abound. By adopting these innovative practices the agricultural sector can mitigate its environmental impact while continuing to meet the growing global demand for food. See you in Hamilton!

OUR FOCUS We have a deep understanding of agriculture, and we are focused on providing bespoke capital solutions to Australian farmers and agribusiness. WHY WE EXIST? Agriculture appetite from major banks is mixed, they are either overweight the sector or strategy, and are limited by staff resources to process opportunities. There are capital shortages for borrowers seeking up to $50m. Institutional capital has not filled the void left by banks with growing borrower demand for non-traditional funding.
