🏡 Auction Clearance Rate Jumps to 74.7%! 🏡 The preliminary auction clearance rate hit 74.7% this week, the highest since early April’s 75.9%, according to CoreLogic Australia. Key Highlights: 🔹 Sydney: 76.7% of auctions returned a successful result, up 4.7 percentage points from last week, the best early result since early May. 🔹 Melbourne: Preliminary clearance rate of 70.2%, up 2.0 percentage points from last week (68.2%), in line with the year's average. 🔹 Adelaide led the smaller markets with an impressive 84.8%, followed by Brisbane at 78.9%. Canberra saw a drop to 64.3%. Auction Volumes: 🔸 1,747 auctions recorded this week, the lowest since the King's Birthday long weekend in mid-June. 🔸 Despite the drop, auction numbers are still 22% higher than the same time last year when 1,428 auctions were held. THE ONCE IN A LIFETIME CRASH HAPPENS WHEN MONETARY & ECONOMIC FUNDAMENTALS ARE IGNORED Wake up NZ It is what your Board Directors don’t know that is going to scare investors & key Staff The US stock market is at all time high (in the 103% to 170% range’ dangerously overvalued & warnings abound Whereas NZ stock market was down 15% on 2021 Adjustment on a July high and a last years 14% rise Turned out to be the opposite this year This due to NZ having a higher weighting in property stocks because of incentives But no capital gains tax that forces money back into the economy But Despite recessionary geopolitical & election factors volatility significantly impact stock prices A few metrics never tell the whole story where the market is going Or the fallout on Business The hardy PE or price-to-earnings ratio— is the classic stock valuation tool investors use to help determine if an investment is overvalued (“expensive”) or undervalued (“cheap”). It’s calculated by dividing Company current share price by its earnings per share. Ie —the amount of profit a company makes over a certain time period, per share Right now it indicates the stock market is historically high This Variant is referred to as the “cyclically PE ratio” It shows the S&P US 500 running higher than before the Great Recession, and “Black Tuesday” 1929 This should scare the living daylights even the most belligerent Empirical Evidence macro economics Geopolitical indicator volatility is a flood light intensive “RED” indicator of another bubble soon liable to burst Ie An economic cycle characterised by rapid escalation of market value, particularly in the price of assets High inflation is followed by a quick decrease in value, or contraction, referred to as a "crash" Typically, created by a surge in asset prices that is driven by exuberant market behaviour extreme Political events Or a disconnect between a company’s share price and its current underlying earnings - Any uncertainty meaning additional risk for investors During a crash/bubble, assets trade at a price, or within a price range, that greatly exceeds the asset's intrinsic value the price does not align with asset analytic fundamentals Ie basic qualitative and quantitative information that contributes to the financial or economic well-being of a company, security, or currency, and valuation. CPI: Making Sense Of The Senseless?? https://lnkd.in/e3ETjjiM The ABS released the latest monthly CPI data today, and it reports that Inflation is still sticky in Australia, and accelerated faster than expected for a third straight month in May, sending the currency higher as traders boosted bets that the Reserve Bank will resume raising interest rates at its next meeting. The report comes after RBA Governor Michele Bullock restated last week that the rate-setting board isn’t ruling out a rate hike after leaving the benchmark at a 12-year high of 4.35%. Wednesday’s figures suggest inflation is running ahead of the RBA’s forecast for underlying inflation to ease to 3.8 per cent in the June quarter. That said, the monthly numbers are at best partial, compared with the more complete quarterly data which provides a fuller picture of inflation. In truth, for many households real inflation is much higher than the statistics suggest, with continued massive lifts in insurance costs for example, but Warren Hogan may end up being right, with further rate hikes a clear threat if the Q2 quarterly inflation print confirms the uptrend. This is a mess, created by taking rates too low in the first place, saying they would stay low into 2024, then not returning them to normal rates soon enough, meantime luring many into property are extended prices and big loans. The route out of the years of policy failure will be difficult for many, though somehow policy makers and politicians seem to be able to find someone else to blame.
