Auction Market Update: Preliminary Clearance Rates Dip Amid Rising Auction Volumes 📉 CoreLogic Australia reports a slight dip in the preliminary clearance rate, down 10 basis points to 71.4% this week (compared to 71.5% last week, which was revised down to 63.6%, the lowest final clearance rate in 2024). Key Highlights: - Auction Volumes Up: 2,319 homes went under the hammer, the highest since the week before Easter and 28% above last year's levels. - Sydney: Preliminary clearance rate at 71.4%, down from 72.7% last week (revised to 67.3%)—the lowest so far this year. - Melbourne: Preliminary clearance rate at 69.4%, down from 71.2% last week (revised to 61.0%). - Adelaide: 74.7% preliminary clearance rate, the lowest since early April. - Brisbane: 63.6% preliminary clearance rate. - ACT: 47.2% preliminary clearance rate, the lowest this year. Corelogic House Price Rpoetr for August rose 0.5% matching gains in June & July with annual growth moderating to 7.1% off the peak 10.9% nationally reached in Feb. Adelaide at 14.9% up 0.3% on the July annualised number and along with Perth the only capitals to show stronger growth from last month. Perth running at 24.4% and Brisbane 15% with Melbourne now -1%. The Australian lending market saw significant growth in July 2024, according to the ABS Lending Indicators. New loan commitments for housing rose by 3.9% to $30.6 billion, with owner-occupier loans up 2.9% and investor loans surging 5.4%. Year-on-year, these commitments increased by 26.5%, highlighting a strong recovery in the housing market.   In the personal finance sector, new fixed-term loans grew by 2.2% to $2.68 billion, while personal investment loans jumped by 8.9%. Road vehicle loans also climbed 4.9%, indicating robust consumer spending.   Business lending also showed positive momentum. New loan commitments for business construction rose by 3.8% to $2.92 billion, a 76.6% increase from the previous year, and loans for the purchase of property increased by 5.3% to $6.55 billion.   Refinancing activity has been mixed. The value of external refinancing for housing rose by 4.3% to $16.6 billion in July but remains 21.4% lower than the previous year. While R&R is in a multi-year recession (3 years of declines off the 2020 boom) and big-ticket overall is doing worse, some big-ticket spending is doing far better. The demand for outdoor products is outperforming meaningfully – products like composite decking and siding. You can see this in the spectrum of 2024 sales outlooks by public companies. If these segments of outdoor can outperform in a stagnant environment, they should further outperform in a growing R&R environment. We believe these projects are a reflection of 1) homeowners staying in place and improving their place, 2) high home equity values to cushion the investment, 3) high return on investment, and 4) lower cost vs. kitchen and bath remodels. National Vendor Discounting Hits 2-Year Low at 3.5% 📉 The median vendor discount across Australia has fallen to 3.5% in the April quarter, according to CoreLogic – the lowest level in two years! This slight drop from 3.6% in the March quarter suggests a strengthening market 🏡.
