The only way is up - CBRE Upgraders have overtaken first home owners to be the most active residential buyer cohort in Australia, a new CBRE survey shows, says CBRE’s Pacific Head of Research, Sameer Chopra. CBRE’s Pacific Head of Research, Sameer Chopra noted, “In the short-term, until we get meaningful interest rate cuts, I expect upgraders and first home buyers will continue to dominate demand. Down the track, the downsizer and investor market could become more active once there is more confidence in demand and pricing.” “Melbourne has seen less demand from investors due to tax changes and proposed landlord rental standards. This has fuelled increased investor activity in both Adelaide and Perth. 💡 Market Insights: CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities. The prolonged high-interest rate environment has seen buyer demand continue to skew towards more affordable housing alternatives, with most capitals now recording stronger growth in the more affordable unit sector "House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says. Housing Affordability Plummets to its lowest point in almost Three decades - Real Estate Institute of Australia Over the June quarter 2024, housing affordability in Australia declined to the lowest point since REIA monitoring began in 1996. REIA President, Leanne Pilkington said the analysis from REIA’s latest Housing Affordability Report shows the average loan repayment now amounts to 48.1% of the median family income, 1.3 percentage points more than last quarter. “The report highlights the impact interest rate increases and rising inflation have had on Australians in regards to both rent and home ownership.” Ms Pilkington said that while Victoria saw a marginal improvement, and small improvements were also seen in the Northern Territory and the Australian Capital Territory, housing affordability declined in all other states.
