We are excited to receive the recent development approval for a new TotalFusion Australia health and wellness facility in Graceville. The site adjoins the existing Graceville Avenue Neighbourhood Centre and will replace the old GoodLife Gym at the corner of Graceville Avenue and Luke Street. The wellness facility will comprise ground floor and basement car parking, two levels of fitness space, wellness centre and healthcare rooms, and roof top hydrotherapy pools. The facility has been thoughtfully designed between TotalFusion Australia, ZArchitects (form) and LAUD ink (landscape) and includes a built from which celebrates residential design details amongst pockets of deep planting and elevated landscaping. The building includes over 20% of the site area as being utilised for landscaping purposes. The intent was to create a striking commercial building which is sympathetic to the residential surrounds. Development Directive set and managed the town planning strategy and application assessment, through a sensitive (impact assessable) planning process whereby the site is designated in a low-density residential zone and within a flood overlay. The development sought to balance key community outcomes including car parking, community need, built form and scale and overland flow requirements. Thank you to the Total Fusion team for the trust. Development Directive have obtained development approval for a substantial revamp of Mount Tamborine’s only major supermarket. The proposal seeks the retrofitting of an existing centre, to optimise its utilisation and improve amenity for users. The Development Approval, required detailed consideration to ensure no conflicts with an underlying Court Approval and due consideration of parking provision for the site. The proposal will see better access to services for residents of Mount Tamborine. Throughout the process we worked closely and collaboratively with the Scenic Rim Regional Council to achieve a co-ordinated and well considered development approval. Ever wondered how they get a 20 ton excavator out the bottom of a basement 4 levels below street level? It involves a road closure, a 250 ton mobile crane and a lot of pre-planning by the experts at Groupline Constructions, Borger Cranes & On Demand Diggers and Demolition . Not only does it involve precision and expertise, but it actually requires a smaller 25ton Franna crane to rig up the larger 250 ton crane with counterweights that are delivered on separate semi-trailers. Never a dull moment working on this fantastic project with our long term client Arden Group.
