You can not get your capital in the next 50years if you build 4storey building. "Building a 3 or 4-story building to generate income can be a costly mistake. The reality is that the capital invested may not yield significant returns, let alone cover the initial expenditure. For instance, a 4-story building that costs 250 million naira to construct may not generate enough income to recoup the investment even in 50 years. If your goal is to own a property, then building a multi-story structure might be acceptable. However, if your intention is to generate income, I strongly advise against it. Instead, consider investing in real estate and adopting a 'build and sell' strategy, especially if you're a young investor. Remember, building a multi-story building in hopes of generating income can lead to financial stagnation. Explore alternative investment options that offer better returns and flexibility."

This geographical factor reduces confidence in the site’s potential profitability. 2. Developers might be wary of market saturation. Design and Regulatory Requirements: 1. Next week marks the evolution in the listed property space in Zimbabwe. The Tigere REIT having completed a full year of trading after its IPO is looking to fund an acquisition of 2613sqm of additional retail space from the developers,Modern Touch Investments,for US$10.8 million asset value and tenant cash deposits by way of 100% settlement of new shares in Tigere REIT to the vendors. The additional shopping area trades at a higher rental than the 1st phase, so revenues into the fund will increase. The net asset value of the fund will also increase with the acquisition from 3.13c a unit to 3.16c a unit net asset value as the target asset trades at higher rentals, the purchase enhances rentals received and dividends paid out. The REIT is listed on the Zimbabwe Stock Exchange in Zimbabwe dollars. This presents a unique opportunity for 'Zig long' investors to buy into a proven US dollar dividend paying asset without parting with scarce USD. An extraordinary general meeting has been called to vote on the transaction. My vote is....yes.

ACCESS ROAD Please do not buy a piece of Land if you are not sure of the access road that leads to the Land/property Access Road is very very important when it comes to Real Estate Property Aquisition. If the seller tells you that the road is going to pass like this or like that, tell them to demarcate and open it before you can buy. How can you buy a piece of land, build your house and you are using a small foot path to enter your property? your neighbour has blocked the road that leads to your house because he/she claims with legal documents that it is part of his/her property and there is absolutely nothing you can do about it. Accessibility to your property is very important and it is an issue you MUST discuss with the seller of the property from the beginning and NOT after you have paid for the property. There is no small problem when it comes to Real Estate Property Aquisition. Shalom.
