SECTION THREE اﻟﻘﺴﻢ اﻟﺜﺎﻟﺚ
TERMS OF AGREEMENT ﻣﺪة اﻻﺗﻔﺎﻗﯿﺔ
1. The Landlord and Tenant may agree to ﯾﺠﻮز ﻟﻠﻤﺎﻟﻚ واﻟﻤﺴﺘﺄﺟﺮ ﺗﺠﺪﯾﺪ اﻹﯾﺠﺎر ﻟﻤﺪة أو ﻟﻤﺪد.1
renew the tenancy for further term or terms ،أﺧﺮى وﺑﻤﻮﺟﺐ اﻟﻘﯿﻤﺔ اﻹﯾﺠﺎرﯾﺔ اﻟﺘﻲ ﯾﻮاﻓﻖ ﻋﻠﯿﮭﺎ اﻟﻤﺎﻟﻚ
and upon such rent as agreed by the Landlord, وﯾﺘﻢ ﺗﺠﺪﯾﺪ اﻟﻌﻘﺪ ﺑﯿﻨﮭﻤﺎ ﺑﻤﻮﺟﺐ اﺗﻔﺎﻗﯿﺔ ﻣﺴﺘﻘﻠﺔ ﻓﻲ ﺣﺎﻟﺔ

3. The Tenant shall inform the Landlord in ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﺒﻠﻎ اﻟﻤﺎﻟﻚ ﻛﺘﺎﺑﯿﺎ ً ﻗﺒﻞ ﺛﻼﺛﺔ أﺷﮭﺮ ﻋﻠﻰ.3

4. The Landlord shall inform the Tenant in ﯾﺠﺐ ﻋﻠﻰ اﻟﻤﺎﻟﻚ إﺑﻼغ اﻟﻤﺴﺘﺄﺟﺮ ﻛﺘﺎﺑﯿًﺎ ﻗﺒﻞ ﺛﻼﺛﺔ أﺷﮭﺮ.4

SECTION FOUR اﻟﻘﺴﻢ اﻟﺮاﺑﻊ
RENT & SECURITY DEPOSIT اﻟﻘﯿﻤﺔ اﻹﯾﺠﺎرﯾﺔ واﻟﻀﻤﺎﻧﺎت
1. The annual rent for the leased premise is as اﻹﯾﺠﺎر اﻟﺴﻨﻮي ﻟﻠﻌﻘﺎر اﻟﻤﺴﺘﺄﺟﺮ ھﻮ ﻋﻠﻰ اﻟﻨﺤﻮ اﻟﻤﺘﻔﻖ.1
agreed in Section Two of the contract. ﻋﻠﯿﮫ ﻓﻲ اﻟﻘﺴﻢ اﻟﺜﺎﻧﻲ ﻣﻦ اﻟﻌﻘﺪ
2. The Tenant shall pay the security Deposit ﯾﻘﻮم اﻟﻤﺴﺘﺄﺟﺮ ﺑﺪﻓﻊ ﻣﺒﻠﻎ اﻟﺘﺄﻣﯿﻦ ﻋﻠﻰ اﻟﻌﻘﺎر ﻋﻨﺪ ﺗﻮﻗﯿﻊ.2

deep cleaning Painting & Polishing of the وﻟﻜﻦ ﻓﻲ ﺣﺎﻟﺔ ﺣﺪوث أي أﺿﺮار ﺳﯿﺘﻢ ﺧﺼﻢ اﻟﻤﺒﻠﻎ، اﻟﻌﻘﺎر

damages which are caused by the default and ، ﻣﻮظﻔﯿﮫ زﺑﺎﺋﻨﮫ،ﻋﻦ اﻟﺘﻘﺼﯿﺮ أو اﻹھﻤﺎل ﻣﻦ اﻟﻤﺴﺘﺄﺟﺮ
or negligence of the Tenant, his employees,
أو/ أو اﻷدوات واﻟﻤﻌﺪات و/ زوار اﻟﻤﺴﺘﺄﺟﺮ و،ﻋﻤﻼﺋﮫ
customers, clients and or tenant’s visitors and
or items, equipment and or addition and or . أو اﻟﺘﻐﯿﯿﺮات اﻟﺘﻲ ﻗﺎم ﺑﮭﺎ اﻟﻤﺴﺘﺄﺟﺮ/ اﻹﺿﺎﻓﺔ و
variations made by Tenant. ﯾﺘﺤﻤﻞ اﻟﻤﺎﻟﻚ ﻣﺴﺆوﻟﯿﺔ أﻋﻤﺎل اﻟﺼﯿﺎﻧﺔ وﻟﯿﺲ إﺻﻼﺣﺎت
Owner is responsible for maintenance works
اﻟﻌﻘﺎر أﺛﻨﺎء إﻗﺎﻣﺔ اﻟﻤﺴﺘﺄﺟﺮ وذﻟﻚ ﻷﻋﻤﺎل اﻟﺼﯿﺎﻧﺔ اﻟﺘﻲ
and not repairs of the premises during the stay
. درھﻢ إﻣﺎراﺗﻲ500 ﺗﻜﻮن ﻛﻠﻔﺘﮭﺎ ﺗﺘﺠﺎوز
of the tenant for any maintenance request درھﻢ ﯾﺘﺤﻤﻠﮭﺎ500 أﻋﻤﺎل اﻟﺼﯿﺎﻧﺔ اﻟﺘﻲ ﺗﻜﻮن ﻛﻠﻔﺘﮭﺎ أﻗﻞ ﻣﻦ
above AED 500. .اﻟﻤﺴﺘﺄﺟﺮ
For any maintenance below AED 500, the
.ﯾﺘﻢ ﺻﯿﺎﻧﺔ اﻟﻌﻘﺎر ﻋﺒﺮ اﻟﻤﺎﻟﻚ
cost is to be done by the tenant.
The maintenance of the unit is to be arranged
by the Owner.
A. In consideration of the rent hereby agreed ﻓﻲ ﻣﻘﺎﺑﻞ اﻹﯾﺠﺎر اﻟﻤﺘﻔﻖ ﻋﻠﯿﮫ ھﻨﺎ واﻟﺘﻌﮭﺪات اﻷﺧﺮى ﻣﻦ.أ
and of the other covenants on the part of the ﺟﺎﻧﺐ اﻟﻤﺴﺘﺄﺟﺮ اﻟﻤﻨﺼﻮص ﻋﻠﯿﮭﺎ ھﻨﺎ ﯾﻮاﻓﻖ ﺑﮭﺬا اﻟﻤﺎﻟﻚ
Tenant herein contained, the Landlord hereby
ﻋﻠﻰ ﺗﺄﺟﯿﺮ اﻟﻤﺴﺘﺄﺟﺮ ﻟﻠﻌﯿﻦ اﻟﻤﺆﺟﺮة اﻟﻤﺬﻛﻮرة ﺑﯿﺎﻧﺎﺗﮭﺎ ﻓﻲ
agrees to let to the Tenant the Premises, with
its particulars as mentioned in Section Two of .اﻟﻘﺴﻢ اﻟﺜﺎﻧﻲ ﻣﻦ اﻻﺗﻔﺎﻗﯿﺔ
this Agreement
B. The Landlord agrees to maintain the ﯾﻮاﻓﻖ اﻟﻤﺎﻟﻚ ﻋﻠﻰ إﺑﻘﺎء اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة ﻓﻲ ﺣﺎﻟﺔ وﺻﯿﺎﻧﺔ.ب
Premises in good repair condition. .ﺟﯿﺪة
C. The Tenant hereby undertakes to fulfill all
ﯾﺘﻌﮭﺪ اﻟﻤﺴﺘﺄﺟﺮ ﺑﺎﻟﻮﻓﺎء ﺑﻜﺎﻓﺔ اﻟﺘﻌﮭﺪات واﻻﻟﺘﺰاﻣﺎت.ج
the following covenants and obligations:

1. To pay rent and security deposits hereby دﻓﻊ اﻟﻘﯿﻤﺔ اﻹﯾﺠﺎرﯾﺔ واﻟﻀﻤﺎﻧﺎت اﻟﻤﺘﻔﻖ ﻋﻠﯿﮭﺎ ﻓﻲ ھﺬه.1
agreed upon in advance at the beginning of اﻻﺗﻔﺎﻗﯿﺔ ﻣﻘﺪﻣﺎ ﻓﻲ ﺑﺪاﯾﺔ ﻣﺪة اﻹﯾﺠﺎر ﻓﻲ اﻟﯿﻮم

Sec. 3 of Tenancy Agreement.
2. Water and Electricity consumption charges رﺳﻮم اﺳﺘﮭﻼك اﻟﻤﺎء واﻟﻜﮭﺮﺑﺎء ﻋﻠﻰ ﺣﺴﺎب اﻟﻤﺴﺘﺄﺟﺮ.2
are on the Tenant, and he undertakes to pay all
وﯾﺘﻌﮭﺪ ﺑﺪﻓﻊ ﻛﺎﻓﺔ رﺳﻮم اﻟﻤﺎء واﻟﻜﮭﺮﺑﺎء واﻻﺗﺼﺎﻻت اﻟﺘﻲ
charges for water, electricity, and telecom
consumed in the mentioned premises and to ﯾﺘﻢ اﺳﺘﮭﻼﻛﮭﺎ ﻓﻲ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة وأن ﯾﻘﺪم إﻟﻰ اﻟﻤﺎﻟﻚ ﻋﻨﺪ
provide to the Landlord at the expiry of the اﻧﺘﮭﺎء اﻹﯾﺠﺎر وإﺧﻼء اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة ﻧﺴﺦ ﻣﻦ إﻓﺎدات ﺑﺮاءة
lease copies of clearance statements. .اﻟﺬﻣﺔ
3. To pay and discharge all rates and taxes, دﻓﻊ ﻛﺎﻓﺔ اﻟﻤﺒﺎﻟﻎ واﻟﻀﺮاﺋﺐ واﻟﺮﺳﻮم اﻷﺧﺮى وﺧﻼﻓﮫ.3
duties and other charges whatsoever, with
اﻟﻤﺘﻌﻠﻘﺔ ﺑﻤﻮﺿﻮع اﻹﯾﺠﺎر إﻟﻰ اﻟﺤﻜﻮﻣﺔ اﻹﺗﺤﺎدﯾﺔ واﻟﻤﺤﻠﯿﺔ
regards to the subject tenancy, whether to
Federal or Local Government, or otherwise, ﺳﻮآءا اﻟﻤﻔﺮوﺿﺔ اﻵن أو اﻟﺘﻲ ﻗﺪ ﯾﺘﻢ ﻓﺮﺿﮭﺎ أو،وﻏﯿﺮھﺎ
which are now or may hereafter imposed or اﺣﺘﺴﺎﺑﮭﺎ ﻓﯿﻤﺎ ﺑﻌﺪ ﻋﻠﻰ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة )ﺧﻼل ﻣﺪة ھﺬه
charges upon the demised premises (during اﻻﺗﻔﺎﻗﯿﺔ( أو ﺗﻠﻚ اﻟﺘﻲ ﻗﺪ ﺗﻜﻮن ﻗﺎﺑﻠﺔ ﻟﻠﺪﻓﻊ ﺑﻮاﺳﻄﺔ اﻟﻤﺎﻟﻚ
the term of this agreement) and or which

4. The Tenant shall, throughout the duration ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﺒﻘﻲ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة طﻮال ﻣﺪة اﻻﺗﻔﺎﻗﯿﺔ.4
of this Agreement, keep the Premises and all

objects, equipment and supplies therein, in the
same good condition as received by the واﻟﻮﺿﻊ اﻟﺬي اﺳﺘﻠﻤﮭﺎ ﻓﯿﮫ وأن ﯾﺤﺎﻓﻆ ﻋﻠﯿﮭﺎ وأن ﯾﻘﻮم
Tenant and to make good and repair (or pay ﺑﺈﺻﻼح أو اﻟﺪﻓﻊ ﻟﻠﻤﺎﻟﻚ ﺗﻜﺎﻟﯿﻒ ﻛﺎﻓﺔ اﻷﺷﯿﺎء أو اﻟﻤﻌﺪات أو
the Landlord the cost of the repair of) all اﻷﺟﮭﺰة اﻟﺘﻲ ﺗﻀﺮرت ﺑﺴﺒﺐ اﻹھﻤﺎل أو ﺑﺴﺒﺐ اﻻﺳﺘﻌﻤﺎل
articles damaged by the negligence of, or
ﻏﯿﺮ اﻟﻤﻌﻘﻮل ﻣﻦ ﻗﺒﻞ اﻟﻤﺴﺘﺄﺟﺮ أو ﻣﻮظﻔﯿﮫ أو ﻋﻤﻼﺋﮫ أو
unreasonable use of the tenant, his employees, وﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﻘﻮم ﺑﺘﺴﻠﯿﻢ اﻟﻌﻘﺎر وﺟﻤﯿﻊ.زواره
clients and or visitors. The Tenant shall hand .اﻟﻤﻌﺪات ﻓﻲ ﺣﺎﻟﺔ ﺟﯿﺪة وﻗﺖ اﻧﺘﮭﺎء اﻟﻌﻘﺪ أو إﻧﮭﺎءه
over the premises and all the equipment in the
same good condition at the time of expiration
or termination of the contract.
5.To permit the Landlord and its agents and or ،أو ﻣﻮظﻔﯿﮫ ﻓﻲ ﻛﺎﻓﺔ اﻟﺴﺎﻋﺎت/اﻟﺴﻤﺎح ﻟﻠﻤﺎﻟﻚ ووﻛﻼﺋﮫ و.5
employees at all reasonable hours , after
ﺳﺎﻋﺔ اﻟﻤﻌﻘﻮﻟﺔ ﻟﺪﺧﻮل واﻻطﻼع ﻋﻠﻰ48 ﺑﻌﺪ ﺗﻘﺪﯾﻢ إﺷﻌﺎر
providing a 48 hours’ notice, to enter upon
and view the condition of the Premises and to وأن ﯾﻌﻄﻲ أو ﯾﺘﺮك ﻓﻲ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة،ﺣﺎﻟﺔ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة
give or leave on the Premises notice in writing إﺷﻌﺎرا ﺧﻄﯿﺎ إﻟﻰ اﻟﻤﺴﺘﺄﺟﺮ ﻋﻦ أﯾﺔ ﻋﯿﻮب أو أﺿﺮار ﯾﻜﻮن
to the Tenant of any defects and damages اﻟﻤﺴﺘﺄﺟﺮ ﻣﺴﺆوﻻ ﻋﻦ إﺻﻼﺣﮭﺎ ﺑﻤﻮﺟﺐ اﻟﺘﻌﮭﺪات اﻟﻮاردة
which the Tenant is liable to repair under the
covenant herein contained. The Tenant, وﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﻘﻮم ﺿﻤﻦ ﻣﺪة ﻣﻌﻘﻮﻟﺔ ﻋﻨﺪ اﺳﺘﻼم.ھﻨﺎ
within reasonable time upon the receipt of the اﻹﺷﻌﺎر ﺑﺘﺼﻠﯿﺢ ﻛﺎﻓﺔ اﻟﻌﯿﻮب واﻷﺿﺮار اﻟﻤﺬﻛﻮرة ﻓﻲ
notice, shall repair and make good all defects .اﻹﻧﺬار ﺗﺤﺖ إﺷﺮاف اﻟﻤﺎﻟﻚ وﺗﺒﻌﺎ ﻟﻤﻮاﻓﻘﺘﮫ
and damages therein mentioned under the
supervision and subject to the approval of the
Landlord.
6. If the Tenant at any time fails to repair such إذا ﻓﺸﻞ اﻟﻤﺴﺘﺄﺟﺮ ﻓﻲ أي وﻗﺖ ﻣﻦ اﻷوﻗﺎت ﻓﻲ إﺻﻼح.6

of entry to the Premises at reasonable times

be necessary, and actual expenses shall be وﺳﯿﺘﺤﻤﻞ اﻟﻤﺴﺘﺄﺟﺮ،اﻟﺘﺼﻠﯿﺢ واﻟﺘﻨﻈﯿﻒ ﺣﺴﺒﻤﺎ ﯾﻠﺰم
paid by the Tenant to the Landlord on
demand. The Landlord shall do so only after اﻟﺘﻜﺎﻟﯿﻒ اﻟﻔﻌﻠﯿﺔ وﻋﻠﯿﮫ أن ﯾﻘﻮم ﺑﺘﺴﺪﯾﺪھﺎ إﻟﻰ اﻟﻤﺎﻟﻚ ﻓﻮرا
giving the Tenant a 3-day notice of ﺳﯿﻘﻮم اﻟﻤﺎﻟﻚ ﺑﺬﻟﻚ ﻓﻘﻂ ﺑﻌﺪ إﻋﻄﺎء إﺷﻌﺎر ﺧﻄﻲ.ﻋﻨﺪ اﻟﻄﻠﺐ
compliance in writing, unless such repairs are
required in event of emergency, then the ﺑﺎﻟﺘﻘﯿﺪ ﻣﺪﺗﮫ ﺛﻼﺛﺔ أﯾﺎم إﻟﻰ اﻟﻤﺴﺘﺄﺟﺮ ﻣﺎ ﻟﻢ ﺗﻜﻦ اﻟﺘﺼﻠﯿﺤﺎت
Tenant must attend it and maintain it ﻓﻌﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﺒﺎﺷﺮ،ﻣﻄﻠﻮﺑﺔ ﻓﻲ ﺣﺎﻟﺔ اﻟﻄﻮارئ

7. The Tenant is wholly responsible for, and اﻟﻤﺴﺘﺄﺟﺮ ﯾﻌﺪ ﻣﺴﺆوﻻ ﺑﺼﻮرة ﻛﻠﯿﺔ وﯾﺘﺤﻤﻞ ﺗﻌﻮﯾﺾ.7
to indemnify the Landlord against, any loss

damages or injury caused to any person
whomever or any property whatsoever ﻣﮭﻤﺎ ﯾﻜﻦ أو ﻣﻤﺘﻠﻜﺎت ﻣﮭﻤﺎ ﺗﻜﻦ ﺳﻮاءا ﺑﺼﻮرة ﻣﺒﺎﺷﺮة أو
whether directly or indirectly due to any act, ﻏﯿﺮ ﻣﺒﺎﺷﺮة ﺑﺴﺒﺐ أي إﺟﺮاء أو ﺳﮭﻮ أو إھﻤﺎل ﻣﻦ
omission, or negligence of the Tenant, his .أو ﻋﻤﻼﺋﮫ/اﻟﻤﺴﺘﺄﺟﺮ أو ﻣﻮظﻔﯿﮫ أو وﻛﻼﺋﮫ أو زواره و
employees, agents, visitors, customers and /or
clients.
8. The Tenant shall without delay inform the ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﻘﻮم ﺑﺪون أي ﺗﺄﺧﯿﺮ ﺑﺈﺑﻼغ اﻟﻤﺎﻟﻚ.8
Landlord via HQG Properties or the premises

maintenance company assigned by the
Landlord about any required repairs, اﻟﻤﺆﺟﺮة اﻟﻤﻌﺘﻤﺪة ﻣﻦ ﻗﺒﻞ اﻟﻤﺎﻟﻚ ﻋﻦ أﯾﺔ ﺗﺼﻠﯿﺤﺎت أو
maintenance or damages and give up to 72 ﺳﺎﻋﺔ72 ﺻﯿﺎﻧﺔ ﻣﻄﻠﻮﺑﺔ أو أي أﺿﺮار وأن ﯾﻌﻄﻲ ﻣﮭﻠﺔ
hours to attend and carry the required .ﻟﻼﺳﺘﺠﺎﺑﺔ وﻋﻤﻞ اﻟﺼﯿﺎﻧﺔ اﻟﻤﻄﻠﻮﺑﺔ
maintenance job.
9. The Tenant shall comply with all safety and ﺳﻮف ﯾﺘﻘﯿﺪ اﻟﻤﺴﺘﺄﺟﺮ ﺑﻜﺎﻓﺔ أﻧﻈﻤﺔ اﻟﺴﻼﻣﺔ واﻹطﻔﺎء.9

11. The Tenant shall use the Premises only for ﺳﻮف ﯾﺴﺘﻌﻤﻞ اﻟﻤﺴﺘﺄﺟﺮ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة ﻓﻘﻂ ﻟﻸﻏﺮاض.11

for public meetings or illegal or non-ethical اﻟﻤﺆﺟﺮة ﻷﻏﺮاض اﻻﺟﺘﻤﺎﻋﺎت اﻟﻌﺎﻣﺔ أو ﻷﻏﺮاض ﻏﯿﺮ

12. The Tenant shall not sublet or grant or ﻻ ﯾﺠﻮز ﻟﻠﻤﺴﺘﺄﺟﺮ أن ﯾﺆﺟﺮ ﻣﻦ اﻟﺒﺎطﻦ أو أن ﯾﻤﻨﺢ أو.12
charge or otherwise part with the possession

payment or compensation made to the Tenant أو ﯾﻨﺒﻐﻲ ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﻌﯿﺪ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة إﻟﻰ ﺣﺎﻟﺘﮭﺎ
by the Landlord, or the Tenant shall reinstate

14. No accessories, nails, hooks should be ﻣﺴﺎﻣﯿﺮ وﻋﻼﻗﺎت ﻋﻠﻰ،ﻻ ﯾﺴﻤﺢ ﺑﺘﺮﻛﯿﺐ إﻛﺴﺴﻮارات.14

15. The Tenant must not suspend heavy loads ﯾﺠﺐ ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أﻻ ﯾﻘﻮم ﺑﺘﻌﻠﯿﻖ أﺣﻤﺎل ﺛﻘﯿﻠﺔ ﻓﻲ.15
from ceilings or main structure, or walls, or

damage which may arise as a result of ﻋﻦ أﯾﺔ ﺗﻜﺎﻟﯿﻒ ﯾﻤﻜﻦ أن ﺗﻨﺸﺄ ﻧﺘﯿﺠﺔ ﻋﺪم ﺗﻘﯿﺪه ﺑﮭﺬه

16. The Tenant shall yield up the Premises ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﺴﻠﻢ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة وﻛﺎﻓﺔ.16
together with all fixtures, fittings and

condition provided that all personal property,
fixtures and fittings and additions therein and ﻟﻠﺘﺄﺟﯿﺮ ﺷﺮﯾﻄﺔ أن ﺗﻜﻮن ﻛﺎﻓﺔ اﻟﻤﻤﺘﻠﻜﺎت اﻟﺸﺨﺼﯿﺔ

caused by such removal.

17. The Tenant shall surrender to the ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ أن ﯾﺴﻠﻢ إﻟﻰ اﻟﻤﺎﻟﻚ ﻛﺎﻓﺔ اﻟﻤﻔﺎﺗﯿﺢ اﻟﻤﺆدﯾﺔ.17
Landlord all keys giving access to all parts of
the Premises held by the Tenant, and to إﻟﻰ ﻛﺎﻓﺔ أﺟﺰاء اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة ﻓﻲ ﺣﻮزة اﻟﻤﺴﺘﺄﺟﺮ وأن
remove at the Tenant’s expenses all articles ﯾﺰﯾﻞ ﻋﻠﻰ ﻧﻔﻘﺘﮫ ﻛﺎﻓﺔ اﻷﺷﯿﺎء واﻟﻤﻠﺼﻘﺎت ﻋﻠﻰ اﻟﺠﺪران
and characters from all the walls or windows
of the Premises and to make good any أو اﻟﻨﻮاﻓﺬ ﻓﻲ اﻟﻌﯿﻦ اﻟﻤﺆﺟﺮة وإﺻﻼح أي ﺿﺮر ﯾﻨﺘﺞ ﻋﻦ
damage caused by such removal. .ﺗﻠﻚ اﻹزاﻟﺔ
18. The Tenant is responsible for all his ﺗﻘﻊ ﻋﻠﻰ اﻟﻤﺴﺘﺄﺟﺮ ﻣﺴﺆوﻟﯿﺔ ﺣﻤﺎﯾﺔ وﺗﺄﻣﯿﻦ ﻣﺤﺘﻮﯾﺎت.18

responsible for any type of compensation in ﻟﺤﻤﺎﯾﺔ أﻏﺮاﺿﮫ وﻻ ﯾﺘﺤﻤﻞ اﻟﻤﺎﻟﻚ أﯾﺔ ﻣﺴﺆوﻟﯿﺔ ﻋﻦ أي ﻧﻮع
case of fire or any other incidents hazards. ﻣﻦ اﻟﺘﻌﻮﯾﺾ ﻓﻲ ﺣﺎﻟﺔ ﻧﺸﻮب ﺣﺮﯾﻖ أو أي ﻣﺨﺎطﺮ أﺧﺮى

19. The White Goods mentioned in Section اﻷدوات اﻟﻤﺬﻛﻮرة ﻓﻲ اﻟﻘﺴﻢ اﻟﺜﺎﻧﻲ ﻣﻦ ھﺬا اﻟﻌﻘﺪ ﻣﺘﻮﻓﺮة.19

will be deductible from the security deposit.
1. The tenant undertakes to use the premises ﯾﻠﺘﺰم اﻟﻤﺴﺘﺄﺟﺮ ﺑﺄن ﯾﺴﺘﻌﻤﻞ اﻟﻤﺄﺟﻮر ﺑﺤﺴﺐ ﻣﺎ أﻋﺪ ﻟﮫ.1
for residential use only, and it should not be

the right to ask the tenant to evacuate ﻟﻠﻤﺎﻟﻚ أن ﯾﻄﻠﺐ ﻣﻦ اﻟﻤﺴﺘﺄﺟﺮ إﺧﻼء اﻟﺸﻘﺔ ﻓﻮرا ﻓﻲ ﺣﺎل
immediately in case of violating this clause, ﻣﺨﺎﻟﻔﺘﮫ ﻟﮭﺬا اﻟﺒﻨﺪ أو اﻟﻘﻮاﻧﯿﻦ أو اﻟﻨﻈﺎم أو اﻹﺧﻼل ﺑﺎﻵداب
laws, system or decencies. .اﻟﻌﺎﻣﺔ
2. In the event of any default, Landlord has the ﻋﻨﺪ ﺣﺪوث أي إﺧﻼل ﯾﺤﻖ ﻟﻠﻤﺎﻟﻚ ﻓﺴﺦ ھﺬه اﻻﺗﻔﺎﻗﯿﺔ.2
right to terminate this Agreement and vacate

notice from Landlord to execute any covenant

• Violation of any of the contract conditions .اﻟﻌﻘﺪ ﻓﻲ ﻣﻮاﻋﯿﺪ اﺳﺘﺤﻘﺎﻗﮭﺎ ﻷي ﺳﺒﺐ
