RENT AGREEMENT
Thi ent Agreement is made at Delhi on 10.01.2023.

BETWEEN

I, LAJWANTI MANOCHA DIO ROOP CHANDRA KHARBANDA R/O B-226, MIG


FLATS, PHASE-4, ASHOK VIHAR, DELHI-110052 (hereinafter called
Owner/First Party).

AND

MR. TARUN KUMAR MINOCHA S/O RAJINDER KUMAR R/O B-226, MIG
FLATS, PHASE-4, ASHOK VIHAR, DELHI-110052 (hereinafter called the
Tenant/Second Party)

AND WHEREAS the expression of the First Party and the Second Party shall
include their legal heirs, nominees, next of kin, successors, administrators etc.

AND WHEREAS the First Party is the owner and in possession of and is giving on
rent Part of Property Bearing No. R/O B-226, MIG FLATS, PHASE-4, ASHOK
VIHAR, DELHI-110052 (hereinafter called the Tenant/Second Party)

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:

1. That the Tenant/Second Party will pay a monthly rent of Rs. 23,000/-
(RUPEES TWENTY THREE THOUSAND ONLY) each month by
Cheque/Cash or on before 1st day of each English Calendar month.
2 That this agreement will be effective from 01.04.2022 TO 31.03.2023 for a
period of 12 months onwards.
3. That the Tenant will use the tenanted premises for Residential Purpose

only.
4. That after the expiry of this agreement, if the parties mutually agree to
extend the agreement for further period, then 10% increase in the rent will

be chargeable.
5 That the LESSEE has paid a sum of Rs. NIL toward security deposit to
the LESSOR. The Security deposit shall not carry any interest and shall be
refunded back to the LESSEE at the time of vacating the scheduled

premises after deducting any arrears in rent, electricity bills, breakages,
cleaning and painting charges.
6 That on the expiry of tenancy period, both the parties shall not require any
notice for the termination of tenancy period and this Agreement, as it will
be automatically terminated. And on expiry of this tenancy period the
tenant will hand over the actual vacant peaceful physical possession of the
above mentioned property to the LANDLORD. And if the TENANT failssto
vacate the said premises on or before tenancy period, he will have to pay a

sum of Rs. 1000/- (Rupees One Thousand only) per day as a penalty in

addition to the agreed rent to the LANDLORD


7. That the Tenant/Second Party will pay electricity and water charges to the

concerned authorities directly.


8. That the Tenant/Second Party shall not make any addition or alteration in

the above said premises without the consent of the Owner/First Party and
shall keep the premises neat and clean and shall not use the same for any
other purpose or let out the same on rent or without rent to any other at

any time.

9 That the Owner/First party shall be fully entitled to inspect the said
premises at any reasonable hours and the Tenant/Second Party shall not
raise any objection against the same.
10. That day-to-day minor repair, maintenance charges in respect of the above
said premises shall be done by the Tenant/Second Party at his own cost
and expenses.
11. That if the Tenant/Second Party stops payment of rent, the Owner/First
Party will be free to initiate legal proceedings, for the recovery of the
arrears of rent with interest and evict the Tenant/Second Party.
12. That if the Owner/First Party wants to get vacated the said premises
before the expiry of tenancy period, the Owner/First Party shall issue
one month advance notice to the Tenant/Second Party and the
Tenant/Second Party shall also adopt the same procedure
13. That the Tenant/Second Party shall abide by all the rules and regulations
of DDA/MCD/NDPL/HSEB/DJB or any other concerned authorities.

14. That the Tenant/Second Party shall not sublet the said premises or any

portion thereof to any third party.


15. That if any time, the Tenant/Second Party uses the said premises for any
other purpose other than the commercial or misuses the same, the
Owner/First Party shall be fully entitled to evict the Tenant/Second Party
from the said premises.
16 That the Tenant/Second Party will be responsible to pay for any breakage
damages to any fittings and fixtures during the tenancy period and the
Tenant/Second Party will hand over the fixtures and fittings in the same
running condition.
17. That if the Tenant/Second Party fails to pay the rent for two consecutive
months, then the Owner/First Party shall have the right to seek eviction of
the Tenant/Second Party from the rent premises and the Owner/First Party
shall have the right to recover arrears of rent from the Tenant/Second
Party and the Owner/First Party will be entitled to take back vacant

possession of the above sais property from the Tenant/Second Party.


18. That the Tenant/Second Party shall be bound to hand over vacant and
peaceful possession of the above said premises to the Owner/First Paty
on expiry of the tenancy period/Agreement or earlier termination.
19. That if any dispute may arise between the parties, then the same shall be

referred before Delhi jurisdiction only.

In WITNESS WHEREOF this Rent Agreement is signed on the date, month and
year first above written after reading the contents of this Agreement without any
force from anyone in free will in the presence of each other and in the presence of
the following witnesses.
